I have been living in Haddon Hills since October 2008. I read all the horrible reviews before moving here, but when I found out that they were charging only $699 a month(now $649 for new residents) I decided that its only a year lease so I'd give it a try. I have a 1 bedroom upstairs in the 112-117 area. Dont fall for any people who respond to this with "thats written by the management -- as I do not work here, I only live here).
The noise issue isnt really THAT bad. If the downstairs (or upstairs) neighbors are very heavy on their feet you will hear them stomping around, and I can hear the TV in my neighbors apartment across the hall from me, but they're at that age where they keep them pretty loud, so I just keep mine loud enough to drown theirs out. You get what you pay for, and you're not going to find anything this cheap anywhere but Camden, so its not too much of a big deal.
The water pressure is bearable -- it DOES change during a shower.. Every few buildings share water lines, and everyone has tank-less toilets, so they use HUGE ammounts of water pressure when they are flushed, so it lowers the COLD water pressure significantly, which in turn makes the shower's pressure suddenly go very low and hot because of the lack of cold water. Other than that, they do not have low-flow shower heads, so you normally get VERY powerful water flow. To add to this, the "no hot water" complaints are also bogus. A few months ago the water heater for my building failed and did not get fixed for several days, but they still are able to provide reasonably warm water -- not enough to burn yourself, but still plenty for a comfortable shower.
The heat is controlled by the management, so its radiator heat with no thermostat or control at all, and they keep it at full throttle non-stop. I have never seen my apartment below 68*F even when it was almost 0*F outside in the morning -- its actually normally between 74 and 78 at all times, so I tend to keep windows partially open.. I'm paying for it in my rent, so they'd better keep it running at full capacity, because I wont tolerate being cold if I'm paying for heat.
Parking is reasonable, I have a massive lot in the back which tends to fill up at night, but the front almost always has empty spaces. I have a HUGE courtyard in front of me and behind me, and I'm set pretty far from the street. The entire complex is VERY well lit at night -- sometimes too well. I often come in at 3-4am on weekends and feel very safe, its so bright that my first few weeks I had trouble sleeping with the window shades that are provided.
Maintainence has been very good since I moved in. I've called for a few things, now, and minor things like the sink filling too slow got taken care of the next day, but when my kitchen sink drain was emptying into my cabinets, someone came knocking on the back door within 10 minutes. I have never felt uncomfortable with the people in the office -- Bill, Jane, and William are very easy to talk to, though I prefer to talk to William on weekends. Bill (the manager) is seen frequently, inspecting the outside of the buildings, picking up trash left outside on the grounds, or walking through recently empty apartments.
There are dumpsters and recycling cans in the parking lot which are emptied 2 or 3 times a week, but the paper recycling is often over-filled and piled up next to it on the final day before pickup. Washers and dryers are scattered across the complex, with usually 2 or 3 sets of washers and dryers. Washers cost $1.50 for 26 minutes and the dryers are $1.25 for 45 minutes.
No dogs allowed. You can have two cats, but they must be approved by the office, though I've seen people with 3.
Your only option for television (other than rabbit ears) is Comcast, which is a shame because the quality isnt nearly as good as Verizon, though Verizon is available for internet and telephone service. Cell phone service is flawless -- I use T-Mobile and have a full signal in my apartment at all times.
Location, location, location... Mailing address is Haddonfield, so you can let people think you're old money, or you can tell them you're in nice middle-class Westmont. The complex is across the street from a small lake and swimming pool, two blocks away is a train into Philadelphia. On the otherside is a supermarket, pizza place, liquor store, chinese restaurant, bank, and a few other stores. McDonalds and Wendys are a few blocks away, as are the trendy downtown Westmont and Haddonfield restaurants (and multi-million dollar Haddonfield homes are only a couple blocks down the street).
They have 1 & 2 bedroom apartments, and 2 & 3 bedroom townhouses, the apartments are decent, but the townhouses are fantastic, townhouses have private front and rear entrances, two floors, and a single bathroom. All include heat and hot/cold water in the rent, and all are priced far under what you would pay for a mortgage on a home of similar size in the area would be. I plan reside in Haddon Hills for a very long time.
