I moved into the complex about a couple months ago after a lot of extensive research. My expectations were very high to begin with as Avalon is known to be professional and luxury. I worked with Eric a leasing consultant at Avalon he was a pleasure to work with keeping me informed with every step along the way till the day i moved in. This to me was very professional of Avalon unlike Port Imperial(where i previously lived) the leasing staff was a nightmare to deal with.
Now being a resident here i highly recommend living here. The fitness center and pool are great! The management staff here are always very friendly and eager to help. Overall my experience here has exceeded my expectations. Thanks Avalon!

KEEP AVALON AT EDGEWATER AT BAY Congrats on your move and on a pleasant initial experience. Trust me, it's all down hill from here. You will find during your lease term that at first the complex is a welcomed improvement over most offerings in Manhattan, with its beautifully manicured landscape, covered parking and "security." Within a few months it will become apparent that thin walls and floors do not make for good neighborly relations. Be prepared to pepper you next door neighbors with requests to keep the TV or stereo low or upstairs neighbors from, well, walking. They should have built the structure with materials a little more sound-proof than tinder. Next, you will experience the convenience of late-night wake-up calls courtesy of frequent false fire alarms; an epidemic the staff cannot get their arms around. So much for a good night's sleep. The grand finale will occur at lease end when you receive a rather large bill for move-out charges. This is where your rental experience gets interesting. First, they will charge some portion of carpet repair, cleaning and/or replacement, no questions asked. Next, they will charge you at least $250 to plug holes from picture frame hooks (You read that correctly!) Additionally, they will find other "compound scratches" on walls, floors and on whatever surfaces they see fit in order to charge you more money. Or miscellaneous damage (tangled chords on blinds). You will pay, god willing, or the bill goes to collections. So much for that clean credit history! Long story short, Edgewater is seeing the emergence of many new and far more appealing rental properties. Acquaint yourself with them and avoid the aggravation here. |
