Good but not quite "Luxury"

My wife and I have been in the complex for almost a year. The complex looks great as you pull into the "luxury" apartment complex. The use of luxury in the name is a little misleading.

Pros:
1. They are new, 2 years or less.
2. The kitchen is nice... stone counter tops, new appliances.
3. Wall to wall carpet. It is berber, so it stays pretty clean.
4. We have an end unit that has two extras windows. This is GREAT! It truly helps with air circulation.
5. The fitness center is great. This is included in the rent; it is well kept and the equipment is brand new. There is a nice mix of equipment as well. Guests to the pool are $10 a person.
6. We have found the super to be great. I saw some negative comments in a few other reviews, but in light of the fact that he is the only person in charge of 250 apartments, he does a great job. I understand the apartments pretty new, but things break and he is great at getting them back in working order.
7. The windows are big and plentiful.
8. There is a security system in the apartment. Costs about $30 a month. We also had to have a landline installed by Verizon. We have Voip and this can t be used for the telephone connection for the alarm. This brings the cost to about $50 a month.
9. Free basic (BASIC) cable and internet.
10. The bathrooms are very nice. Plenty of room and nice tile.

Cons:
1. Very limited closet space. The master bedroom has a large closet and there is a moderate sized closet in the 2nd bedroom. The linen closet is tiny. There is a closet at the top of the stairs that we converted to a pantry because of the lack of cabinet space in the kitchen. There is another closet that we use for coats, but it filled up fast.
2. The Kitchen: We tend to cook a lot and this is where we have run into a lot of headaches. The oven is a nightmare. All of the appliances are new, but the oven seems to be the most inaccurate oven I have ever used. It gives new meaning to cooking times may vary . We managed to bake a cake in 15 minutes the other day, when the box recommended 25 30 minutes; and we had lowered the temp by 25 degrees. The dish washer takes 60 90 minutes to run a cycle and it is VERY loud.
3. Because there is wall to wall carpet and it is all the same kind, there are lots of seams in the carpet. The seams in high traffic areas are fraying like crazy.
4. The dining room is tight. We have a table that seats 6. We have the ability to put another leaf in and add two chairs, but they will not fit.
5. Heating and Cooling: This is our chief complaint. In the winter we have a very hard time heating the living room. The bedrooms are fine if you close the doors. In the living room however, the heat goes directly up to the loft and makes it hotter than the sun. We have the vents closed in the loft and we still have fans running up there in order to make it bearable. There is a coat closet along the front wall of the apartment. My wife refers to it as the refridge-a-closet because it is always freezing in the winter. I had to install weather striping around the door and put a towel along the floor in order to reduce the cold air from rushing into the living room. The air conditioning is just as inefficient in the living room. The bedrooms will get cold, but they often get too cold because we lower the air in order to make a difference in the living room. We have to run fans in the common areas in order to circulate the air.
6. They use a great selling line of, We will take $100 off your rent for the first year, because you are not getting a brand new apartment. This is a total line. Everyone gets the $100 off a month. The place is over priced. I certainly don t think the place should be super cheap, but $1650 ($1550 with the $100 off) for 2 beds / 2 baths is at least $200 too much.
7. They have sprinklers in the ground and this keeps the grounds looking great the sprinkler by the front door makes entry into the apartment at little difficult.
8. The security company is a small local company. The alarm had gone off several times after we moved in for no reason. The alarm company CANNOT turn the alarm off remotely, so it just kept going until we returned home to turn it off. This is really annoying to your neighbors.
9. Patriot Media is the current cable provider. They are average at best. We upgraded to HD cable and they came to upgrade out equipment. Instead of changing the equipment on the account, they simply added an additional converter box to the account. It was very difficult to get them to remove the second converter and to get my account credited for the over charge. Patriot Media has been purchased by Comcast. Perhaps customer service will improve Perhaps.
10. The hot water does not last long. It takes a good 30 minutes for the tank to refill.

The bottom line:
This is apartment living so you have to expect certain things that will annoy and inconvenience you. I know that some of this sounds like I am nit-picking, but I have been using this site to find our next apartment and I am frustrated by either too little information or reviews that seem a little too perfect . I would recommend the place. We have looked at other places in the area and Green Hill Manor definitely has put it self above the competition. I think it is a little presumptuous for Green Hill Manor to call these luxury apartments. There are nice apartments. That s it.
