Our experience with Orchard Gardens was awful. When maintenance came by for repairs or inspections, they barely knocked once (occasionally didn't knock at all), before barging into our apartment. Once, I was nursing my baby when a random maintenance man simply walked in uninvited. We never felt like the space was our "home" because of the lack of respect for our privacy.

A leaking bathroom fauced caused wet tiles in the tub. We asked for a repair and the two-day job turned out horrible. Mismatched tiles were haphazardly placed back over the wet spot, so they too began to get soggy not long afterward.

Gangs of unruly teens hung out on the steps to each unit -- harassing passers-by. It was not possible to take my child outside to play without hearing foul language and wading through the smoke from other children's cigarettes. These kids destroyed the landscaping and left trash all over the front yard.

The family above ours were slobs, cleaning out mountains of garbage only once a month, and only when their home was overtaken by roaches. We noticed a few roaches coming downstairs from their place and immediately notified management. They sprayed, but managed to get the roach poison all over our baby's crib, his bathtub, our dishes, and more. The spraying was ineffectual and eventually our apartment was overrun as well. We were forced to leave for the weekend for a "bombing" and we returned to thousands of dead and alive roaches in every corner of our apartment. We packed a bag and left that night for good, only returning to collect what furniture could be salvaged.

I don't recommend either the neighborhood, or the management company of Orchard Gardens.
