I considered moving into this building but was very concerned about all of the negative comments. It seems there are some satisfied residents but the negative ones carry a lot of weight.
Today I read an article in the the NYTimes titled " Gold Coast, Sterling Views, but ..." It has a photo of Dixon Mills and describes how the building is being converted into condos. Now all of the reports of patch repairs make sense. Why would they take any complaints seriously when the building is about to be completely renovated' I only hope they make genuine repairs instead of patch work. It will be said if people purchase these units and find out that major repairs have not been addressed.
"The work is being done without displacing tenants, who may choose to renew their one-year leases up to three times under New Jersey laws governing conversions, and who have the first option to buy the units in which they reside."
We'll see how it goes.

We actually live in Dixon Mills and were going to purchase our unit but decided to bail out after the inspection results came in.
I can tell you as an insider, that the renovations are nothing but cosmetics. Nothing major was done to fix the building which means, you still can hear the mice running in the walls, you can still hear your neighbors talking (and they can her you as well), there is still draft wind coming through the windows etc...
As for the cosmetic rennovation, well, if you are the kind of people who gets excited because of a shiny appliances, then you would love it... As for myself, we are happy that we didn't buy, and we feel really bad for those who did...

All cosmetic renovations, nothing substantial. Love the space, but there are indeed major problems with this old building. Windows need to be replaced, the new "sealed" roof still leaks into our bedroom and living room, and the walls are very thin ie: easy to hear your neighbors conversations, tv, and music etc. Also no laundry facility in the apt OR building since last April when the basement was gutted due to flooding. You should get alot more elsewhere for 600K.

I live in Dixon and I have no problems with mice or noise or water problems. I have laundry in my unit and have washed clothes in the common laundry room located in the basement which works perfectly fine. I don't know what the guy above is talking about but my 825 sq ft 1 bedroom with dining room only cost 365k and that includes the 30k for the parking space that I own. It's the best priced apartment in the area per sq ft and the common areas are great. I'm in the heritage building and I can't hear anyone else in my aprtment.
