Great place for the family - kids play room, party room and a gym that hardly gets used.

Maintenance staff have been prompt and accomodating to requests. No delivery packages lost via the concierge / doorman. Security is very good and the marina view is the cherry on the cake. The price is high, but so are all the rental buildings on the waterfront facing NYC.

PATH train and ferry commute to NY is all walking distance and the Building is dog friendly. Heating and cooling are very good and relatively quiet. If you like to cook, unfortunately the oven and 'burners' are electric not gas.

Jersey City has a bad reputation for crime, but this area 'Paulus Hook' is fine with people jogging early and late at night with no drama. There are neighborhood groups to get involved with and churches of most denominations all within walking distance.

The overall package of living here and its location is ideal for my family.

Have you or anyone you know had problems with summer noise from the Sand Bar across the water? We have a year-old toddler and would love to have a marina view but are worried that the noise would be too much for all of us as we like to sleep with the windows open when it's warm.

That's the sticky point with this area - the 'Sandbar' which is only open seasonally. In our apartment all windows are open from dust till bedtime (10pm for us), then whoever is first person up in the morning, opens all the windows again before the heat and the sun does their thing. You need to keep the windows closed if the 'Sandbar' is on - They (Sandbar) can be better neighbors by not having the music blasting out of their enclosed premises via open doors, but touch wood they have been good this year (2007). I understand if they do get too loud, residents have called the Police to remind them of their legal obligations relating to noise and operating hours. Our 2 years old sleeps through all noise - If you have a 'light sleeper' you could invest in some curtains that have sound-proof qualities for their room alone. PS - We operate and fill our dehumidifier with chilled water (old australian habit) that works for us on those very warm nights.

Hey umm Australian! I`m also from Australia, what a co-incidence! Thanks for the information on this apartment. I've got few ques: what's the rent like for a 1 and a 2 bedroom apartment with waterfront view? Does the rent increase every year? Also is there assigned parking?
