Best rental block in the hood

Let me tell you Marbella is not cheap, but it isn't extortionate. They offered two months rent free on a 12 month lease when it first opened and the building filled up in months. Now the offer has gone it still has pretty much 100% occupancy. Here's why:
Good security, helpful staff, good amenities, relatively high quality fixtures and fittings, fitted washing machines in all apartments, high speed internet in all rooms, DirectTV, swimming pool, convenient for PATH to WTC, Chelsea, West Village and 33rd St, adjacent to light railway into Hoboken, dead easy for driving out on 1&9 and 78, walking distance to shops (including Shopright and Newport Mall). And some apartments have GREAT views.
Downside, apart from price (parking, pets, bicycle, DirecTV/high speed Internet are extra) ... only 4 lifts for about 500 apartments, water pressure a bit low in the showers, leases fixed for one year at a time.

My apartment is lovely and my view is unbeatable but let me respond to some of the things you said: Good security -- one of the doors leading from the Chili's garage is propped open and anyone can come into the building. The doormen leave the front desk with the door open and anyone can walk in. They do not announce guests.. Helpful staff - I'm still waiting on issues from months ago to be resolved. And our services desk (dry cleaning, etc.) is no longer manned and you have to just leave things with doorman. Good amenities - obviously you've never lived in a building or development with amenities before because ours are not special, they're average. And let me add that the parking policy has changed multiple times since I moved in a few months ago...and not for the better, the elevators/lifts are impossible to get and have no temperature regulation (sweat in summer, freeze in winter), and the water pressure is very low in the showers. This is the worst run building I've ever lived in. Management is unresponsive and defensive. And the quality of construction, especially the windows, is the worst. Don't move here unless you have to! |
