Probably due to the litany of complaints against him, the Manager was finally booted out. But nothing else has changed at Marbella- the office staff continue to be as unfriendly as ever.
Marbella continues to be the highest priced apartments in Newport, with prices rivaling those of Manhattan. The apartments themselves are extremely basic. No gas heating and individual weak electric units for heating in winter... so you will be in the cold all the time and pay massive electricity bills!
The lease agreement itself is very skewed, with no mention of management's responsibilities... sounds like they are doing you a favor by letting you stay here. Also note that there are several sneaky clauses in the lease, For example, management can change several provisions at its own whims and fancies- recently they changed rules relating to parking, late rental, package delivery and lockouts, all to the detriment of residents. Also, they can enter your apartment without notice to show it to new tenants, once you give the 2 months notice.
Appliances are of poor quality. Bathroom & kitchen floors are made of a very cheap & rough material, not tiled. Carpets are very cheap and so is the wood flooring which starts chipping in a few months. Parking is unsafe and very expensive. There are very few guest parking spaces and you have to pay extra to use that. Finally, some of the concierges/ doormen (who never open doors even if you are a pregnant women/senior citizen lugging along heavy stuff) are extremely rude and have a horrible attitude.
In summary, you pay very high rent to be treated miserably. No wonder, it has the highest number of negative reviews in the Newport area on this website.
The worst part is leaving. They will definitely find some excuse to deduct most of your deposit. The only reason they survive is because the majority here is corporate renters (mostly Indian companies), who couldn t care much about these matters and have employees living here for short periods of time at a stretch.
To top it all there is the construction noise with all the developments coming up in the area. The walk to the PATH station can be long and dangerous in the cold or snow. The area around and behind Marbella feels quite unsafe after dark. Overall, a very sad and pathetic apartment to live in.
