lived in a studio at marbella for 3 years with 3 different sets of staffs, 3 different building directors. upon leaving, marbella was doing a good job of cleaning up the damage the 2nd director and his staff left with unhappy residents and bad customer service.

overall the apartment was great and served well. base rent started off around 1450/month the first year, went up to 1750 the second year and was at 1850 by the third year...can't beat that the building was new at first and not crowded when i moved in. but building was starting to show wear after 3 years. the rent required a 105 dollar a month add on for the t1 internet and directv service. (started at 99 in 04, went up to 105 in 2005).

utilities most of the year were reasonable. using the heat in winter was expensive.
parking 'security' was dubious, and the price was quite high at 175/month.

the amenities were nice. pool in the summer, fitness room (undersized) year round. business center started out as nice amenity, but became less served (lost the fax and copy machine in 2006.)

but overall, the neighborhood has changed. and for the better. it will take some time for the neighborhood to reach its fullest potential. the construction in the surrounding lots has been at its highest the last year. but the added population will definitely take a toll on the infrastructure. streets need help, there are flooding issues when it rains hard (especially next door by the powerhouse), and the path will see explosive growth and overcrowding when the new residents move in.

marbella rents will be going up at some point, and will rival lower manhattan prices.

there are newer properties elsewhere, at similar prices.

a host of new rentals will be popping up in the next 6-12 months, and marbella will eventually turn into a condo flip just as its sister building portofino did back in 2005.
