Prepare for rent increase ( or flat rent when market goes down by 20% )

Having lived here for two years, will move out soon to another building in the neighborhood for $600 lower than my renewal rent.
Last year, they increased my rent by 15%. This year, the increase is 0% but parking goes up by $25. To anyone who questions the 15% rent increase they had before, they make you sign a consent form so the rent is not subject to rent stability law of JC.
As others commented, they treat their current tenants like cash cow... Once they get you in, they can increase the rent as they wish.
Problems I had while living here ( similar to what other complained ):
1. Fire alarm system goes off on its own multiple times ( more often at midnight than during the day, but I'm at work during the day so can't really make a call ).
2. Elevators. There are five elevators but only two exit from the lobby so almost everyone uses these two. Often times one of them is out of order.
3. Dual AC/Heat system. You have to call maintenance to switch back and forth.
4. Had multiple hot water outages.
5. AC was off in the gym in summer 2008.
6. Parking. Space is big enough for a compact car, not sure about SUVs.
7. Most neighbors are polite, considerate and quiet. But do avoid a couple of units. You can hear loud music from certain units when walking down the hallway.
