Too expensive and problem getting deposit back

We lived there for about 4 years and just moved out of a 1000 sq ft 1BR that we paid, after parking, almost $3k a month for. The view of the Hudsona and of Manhattan was spectacular, but the ammenities were nill and the bathroom and kitchen were exceedingly small and outdated. The kitchen has linoleum floors and the bathroom has 1950's-style tiny black and white tiles with permanently grimey grout. We had our home professionally cleaned once a week, but it always still looked dingy because it was old and stained. There isn't much to say about the bathroom, save the fact that it has a toilet, a sink, and a small refitted shower crammed next to each other with barely enough space for an average-sized person to dry off and dress in. Counter space does not exist in the bathroom; you have a sink and that is it. The kitchen appliances are old and tempermental. They are white, small, and look about 30 years old. The refrigerator many times would barely hold a week's worth of groceries. The cabinets are very cheap white particle board with white plastic door pulls. The countertop is cheap, gray, plastic veneer. Both the linoleum and the plastic countertop were stained when we moved in, as I am certain they had never been changed once since the place was built, and now they are trying to charge us $1000 to replace it.. LOL! We are having our attorney correct it, as the office staff are completely unhelpful and I've had difficulty in the past having general maintence issues handled.

Here is a letter I had to send to the offsite property management last year when, as per our renewal agreement, they agreed to steam our bedroom carpet, but then failed to keep a single appointment for nearly a month-and-a-half. Surprisingly, writing to the offsite general property management was very effective, and they came to clean the carpet the very next day -- leading one to believe that the poor management is not systemic, and rather isolated to this one property. Here is the letter:

>>>>>Please take the time to forward this to the necessary department on my behalf, as I am not sure whom I should be directing this to.

My name is *****, and I need to speak with someone regarding the management of this building. We pay nearly $3,000 per month for our one bedroom apartment, but I have reached my wits end; particularly in light of the fact we have lived here for several years and the situation seems only to be deteriorating.

This is a matter that can be resolved with one janitor, one steamer, and one-half hour. Yet here I am, week after week, calling downstairs and being spoken to rudely and treated inconsequentially, and I have had enough of it. I need to file a formal complaint, but above all, simply have the basic maintainence promise upheld.

FIVE WEEKS ago I was promised to have my bedroom carpet steam cleaned "sometime next week." And every week, the imaginary list of people "ahead of me" grows longer. Depending on who I speak to, it ranges from 4-11 tenants; though mysteriously these tenants remain anonymous for "privacy purposes," so I have no way of proving the obvious: that there is no list, and no one is actually ever having their carpets maintained.

This building has a beauutiful view of Manhattan. We love to sit on the balcony at night and let our cares slip away. Cares such as the disgusting bathroom tiles that haven't been changed since the early 1980s; and the hundreds of nasty stranger's feet that contributed to the build-up of dirt and grime permanently adhered to the grout. Or the cheap, low class cabinetry one might find in a trailer park. Or maybe the old, crusty, tempermental appliances.

We just had our first baby. The cleanliness of my home is absolutely imperative. If I cannot rely on the office help, the maintainence department, or indeed property management to hold up their end of the bargain, and do what they say they will do, which is have my bedroom carpet cleaned, who in fact am I to turn to' Who is in charge' And better yet, why don't they care'

I would appreciate a telephone call back as soon as possible. For as simple as this matter is to take care of, not a single employee on premises has found the wherewithall to resolve it.

another time, I had to send a letter to offsite property management AGAIN, when the ONLY toilet in the house backed up, and after calling to have it fixed, no one showed up for EIGHT HOURS -- and even then only after contacting the offsite property management.

>>>>Hello, please forward this letter to the correct department on my behalf, as I'm not sure whom I should be directing this to..

My name is ***** and my husband and I have lived here for many years. We live in Apartment **** in Portside Towers East, in Jersey City, New Jersey. I have contacted you before regarding unfulfilled maintenance promises, and with your help, the problem was resolved.

We live in a one bedroom on the Hudson and pay approximately $3,000 per month in rent.

We have only one bathroom, and the toilet is backing up water all over the floor. They came and "fixed" it less than a week ago, and managed to respond fairly quickly. This morning I called and spoke with a gentleman named Mike who assured me that someone would be up as soon as possible to attend to this problem, as there is feces in the water, and we have a toddler.

This is unsanitary. Especially with a baby in the house, every mom will agree that the cleanliness of the home is of paramount importance.

Well, a couple of hours go by, and no one has come up to fix it, so I call downstairs again, and a woman named Jackie answers the phone. I consider this an emergency for obvious reasons. She was extremely rude and stated that I "will just have to wait my turn because other people are ahead of me."

Excuse me'' It has been almost THREE HOURS, so unless every single other apartment in this building is having the same problem with their plumbing, with fecal water all over the bathroom floor, a baby in the house, and for extra fun this happen AFTER the housekeepers already left this morning, I respectfully disagree that other people should be ahead of me!

What kind of management would allow ANY other maintenance request to be placed ABOVE this one'' Single toilet, three hours, fecal water, TODDLER IN THE HOME.. is there a fire' What on EARTH could POSSIBLY be more important'

I NEED to have access to our toilet ASAP. IT IS THE ONLY ONE WE HAVE.

Please help! I am listing my telephone number and would appreciate a telephone call to let me know what is being done to address this emergency.

Regards,<<<<<

As you can see, it hasn't exactly been a love affair. We have moved into a MUCH fancier apartment in the very posh Port Liberte communtiy. There are two resort-style pools, tennis, it is on the Hudson, we can see the Statue of Liberty from the wall of windows in our living room, we have TWO bedrooms now, with DOUBLE the space, TWO spa bathrooms, a GOURMET kitchen, and we also pay $300 LESS than Portside.

I will say that the concierge at Portside was wonderful, but that was about it. They always seem to nickel and dime you there and then never give anything in return. We had the apartment professionally cleaned, carpets steamed and returned the unit in BETTER condition than we received it. They express mailed our deposit back -- sans the $1000 they KEPT citing bogus condition issues. Their office hours are 9:00 a.m., and after calling around lunch time on Friday, I was told the managers were out until Monday morning. I called AFTER 9:00 a.m. this morning, and the answering machine picked up telling me to call during normal business hours.

The place is poorly managed and maintained. It is outdated and overpriced. And don't count on getting your deposit back without a huge nonsensical hassle. In fact, this post will likely serve as an affidavit we give to our lawyer, assuming they intend to keep our deposit. Qlkxv6lfLuuXn3BrtpO7
