St. John's Condominiums and rental apartments have one good thing going for them: they're close to NYC and they're more affordable than NYC but getting more expensive, quickly.

I have lived here for the past 15 years and have seen numerous changes, both good and bad. The three buildings are aging and need constant care but are surviving the ravages of time. All three buildings have serious facade problems which have caused assessments to owners. 201 St. Pauls Ave just assessed its owners in 5/05 for a roof and boiler. A studio assessment was $2700.00 not to mention a 10% increase in the maintenance.

225 St. Pauls is the most renovated of the three but the Condo Board members are very uneducated and manage the building poorly. 10 Huron, the oldest of the three buildings does not have central a/c, only wall units and poor elevators.

One of the worst things that has happened is the ousting of the management company after several decades by the Condo board, a foul group of misfits who cannot manage finances. The new management company is floundering, repairs take several months and owners are charged for everything. They are well resented by the owners

All 3 buildings have increased their maintenace by 10% on 6/1/05. St. Johns Condos are just ok. If you want to buy, then dealing with the board's whims and arrogance will frustrate you. They have actually cost the owners money in legal fees because of their bad decisions.

The actual apts are large and nice, some with NYC views. If you buy an unrennovated apt. you?ll probably spend between 20-35k upgrading. Been there, did that.

Look. Compare. Be careful.

The very worst thing to happen in 225 St Pauls Ave is the ousting of a very good management company, Wentworth. The couple who managed the building up to January 07, when they were so removed by this uninterested board, what a shame. They had brought about such good honest managing of our building. They worked with only 2 maintenance staff, and got it all done efficiently, and less costly. Now Kilby (who promised to cost less) has put in 9 staff and charges an extortionate hourly rate to us. I can only be concerned that we will have to face a massive assessment next year and some of us can not afford it. We have to oust this Board out on their ear. 201 is just as badly managed with an even more arrogant Board, I also own a unit in there. Bring Wentworth back and let us try to recouperate some of our losses.

As a resident of 10 Huron for over 15 years, I've seen my share of blunders in this building. The biggest blunder being the appointment to board president of Taha Ariz Merghoub. His narcissistic attitude and micromanagement approach to the duties of board president have crushed the moral of the work staff, and in doing so, the level of attention to the tenants. He sounds like a broken record at board meetings. The other 2 buildings have employees that have been loyal to St. Johns Condo, but at 10 Huron we can't seem to hold on to good employees, because of "Dr."Merghoub, arrogant attitude, which doesn't benefit the building what so ever. The position just serves him as an ego boost, while he may be a great scientist in his own mind, he couldn't screw in a light bulb to save his life. Hopefully if tenants make it a point to vote at the next elections, this is one problem that hopefully will be flushed away. Other than that,and that the new managers need of a back bone everything's OK
