Overall good, some bad points

We've lived here for about a year and have generally been very happy. The apartments have some shoddy workmanship but overall they're fine. The walls and ceiling are pretty thick so you don't really hear the neighbors. The doormen and maintenance guys are great and the management office, although usually a little gruff on the phone, are almost always very responsive to any requests. It's a very international community with a lot of families so it's generally nice and quiet. We've had some bug problems in the past but the building sends an exterminator every 2 weeks and we haven't seen one since November. One recent development that is making us a little nervous is that we've started noticing crowds of younger, somewhat sketchy people hanging around the neighborhood and the waterfront, some smoking weed and doing who knows what else. It's starting to become a little uncomfortable for my wife walking outside late at night now, and it didn't used to be like that. I'm not sure if it's because rents have gone down a lot and a new crowd has been moving in, or if it's just people who live elsewhere but are hanging around the neighborhood. Either way, if it becomes more of an issue, we will likely move somewhere else when our lease expires. AD2Hw9Wn8Umb3NN1w1jt

I am a prospective tenant at the Aquablu bldg. I would very much appreciate it if you answer the following questions. 1) Is the rent negotiable upon lease renewal? 2) Does the management provide a financial benefit if I renew for 2 years instead of 1 year?
