I would have stayed away if I had known...

Years at this apartment: 2003 - 2004

 
Parking: $160 for non-assigned spot and $250 for assigned spot. I personally think this is rip off. There are way more non-assigned parkers than the available spaces. And I always see empty assigned spots. For $160 a month, I think we shouold get an assigned spot. If you like to drive your car and want to drive often this you might want to fork out $250 a month for assigned spot because back of your mind you'll always be thinking about non assgined spots being filled up. They do accept your car even if all the non-assigned spots are filled, but the attendants park the car for you though.

Noise level: This is high rise building, so as you go up the noise level goes down. But lower level tenants like myself have some problems here. In winter, when people aren't out so much it's okay, but in summer it's somewhat nightmare-ish. Here are some noises you might hear: loud car stereo, cars at full throttle, people coming out of South City Grill bar yelling, little scooters zipping by. I wouldn't care too much if these were durinig the day. All these you can hear around midnight to 1am hours when I'm trying to sleep.

Grounds: I would say this is about the only thing that I like here. Trees, bushes, flowers and grass are very well maintained. They had put up christmas lighting last year and it was very nice. NYC view is also great, but you will get your fair share of tourists for photo shoot and such.

Safety: I would say it's safe around here. There is patrol at night and there aren't any dark alley areas I'm aware of. Eveything is well lit and visible. But I have heard some mugging along Washington Blvd. Newport area is well lit, but if you walk about 10 min down the road there are some darker area you might not be comfortable.

Construction: These words come to mind: not good, below standard, no insulation, floor not flat... The construction is very poor. Heating bill is outrageous. This month I'm paying almost $200 for my studio. But the kicker is that I wasn't warm. I was wearing long pants and long sleeved shirt to keep myself warm and keep the heater usage to minimum. The heater that they provide is extremely inefficient. Many tenants wrap their heating unit since most of the draft comes from wall opening that the heating unit sits on and use their own space heater. one more thing. My apartment's floor is not flat. I've pumps everywhere so some of my furniture do not stand straight. *sigh* what can I do....

Maintenance Service quality: I only had one problem and it was fixed the same day. So my own experience is good. The service people are generally helpful and courteous here.

Staff: I haven't had much contact with management staff, but the doormen are helpful and courteous. Many know your face and which apartment you live.

Other: TV service is very bad. You're stuck with RCN microwave service here. Whenever there is bad weather it gets translated to bad reception. Especially NBC for some reason. Sometimes it gets to point where the static noise and picture become so bad that you can't watch anymore. For internet service, again you;re stuck with one provider called Newport Communication. My compain is that they have regular outage. A week ago, I was without internet for more than 24 hours. I work from home and I really need reliable internet connection. Before I moved here I had optimum online and I would say that optimum online is far better than what they call T1 service. They also have peculiar practice around holiday season. It seems as though you must tip/gift service people and doormen. I personally think that I pay enough for rent and utility and this kind of practice should be stopped.
