Small Lot of Complainers Skew Rating and Community

I will be a new resident of Liberty House next month (November 2008), moving into a 2Bd/2.5Ba Trecastle. I have looked at many rental properties in Jersey City, and after considering location, lease cost, amenities, and community overall, I decided on Liberty House.

I was not asked to write anything on this site, and would usually not do so, however, the negative feedback on this site was brought to my attention and did factor into my decision whether to rent or not in this community. I decidied to rent. On many of these rating sites, it seems that a very small universe of complaint (i.e., those squeeky wheel types) complain the loudest and take the time to go onto these sites and complain, while 99% of satisfied renters in a community unfortunately don't even consider these sites. Accordingly, I wanted to spend a few minutes giving my impressions and observations that led me to rent with Liberty House and balance the negativity to a certain degree.

First, since we have no idea about the background of the complainers, I figured I would provide some background on me: I am a guy just into my 40's, single, professional working in Manahattan financial district relocating for my job. I will have my kids with me every other weekend so my decision were based on my personal preferences with priority on what will work for the kids. I still own a couple properties that I lease out so consider myself both a landlord and a renter and believe based on my experience, I offer up an objective view of my decision based on my personal requirements and expectations - which I consider high when making my decision to rent at Liberty house.

1. Property Management - I first called the property and spoke with Caroline, the property manager, about the community and availability. Caroline was very professional, informative and was available to meet with me that day and show me the community, models, and units available for leasing in November 2008. During my visit, I found Caroline and the leasing team to be very professional, friendly, honest, and amenable to discussing the community, location and leasing terms and conditions. I also did a follow-up call with Caroline and exchanged several emails the following day to discuss the negative write-ups on this site as well as my expectations as to the move out of the current unit renters and management cleanup, carpet replacement etc. Caroline answered all of my questions very satifactorily and as such when all was said and done, I obtained the unit I wanted, at the price I thought reasonable, and all of my questions and concerns regarding the unit were answered to my satisfaction. I signed that day for my unit, and all of my questions were answered within the next 48 hours. Can't get much better than that in my opinion.

2. Bedbugs and any other Pests - Though it is a personal nightmare for any person to deal with bedbugs, I found Caroline's response to that thread to be informative and accurate. I put bedbugs in the same catagory as fleas in that both are usually brought into a residence by a carrier either human or pets. Unless they were present upon move-in to a vacate unit (or furnished unit) such as in the carpet(which is unusual), then I find it laughable as to the passionate statements that a family would have to leave all of their belongings and discard them because they were infested with bedbugs and somehow management is responsible. These were probably brought in by one of the rentors in that unit, and oddly enough, seems that their cleanliness is very questionable with regard to their bedding, and cleaning of their furnishings. In no way can you be infested with bedbugs and remain oblivious to it to the poing of all furnishing being infested. They were probably slobs that didnt pick up on this infestation but blame the property for their infestation' This is similar to saying my dog brought fleas into my unit, infested the residence with fleas because I am a filthy slob, but the property caused my flea infestation. I agree that the Property Manager needs to help the resident by recommending a pest treatment company, but how does that rise to making it the property's responsibility and cost' As a landlord myself, I would absolutely help the renter and ensure after their departure the unit is properly treated for the next renter.

3. Overall Property Amenities - I consider myself to have a good eye with regard to the state of amenities and their condition throughout the community. My focus was on the North building, but overall, I did not find any of the common areas dirty or in disrepair, or did I pick up on any unpleasant smells throughout.

I hope my upcoming move is as easy and managed as well as the renting process, and believe Caroline and the team at Liberty House will be helpful and ensuring this is so. If I do have any complaints or concerns, as a professional, I will raise them with Caroline and if I am not satisfied, I will simply avail myself of the ability to excalate to her regional manager or go online with Windsor and file a concern. Seems like a fair process to me.
