Selling points of a Woodlake Village 2 bdrm Townhouse:

1.Rent is cheap for a spacious layout of 1057 sq ft.
2.Two floors w/ the bdrms & full bath upstairs & a 1/2 bath downstairs.
3.Plenty of closet space & master bdrm walk-in closet w/ one 9-ft bar & one 6ft-bar.
4.Washer & Dryer hook-ups and Dishwasher in the kitchen.
5.Water included in rent
6.Large Patio w/ outdoor electrical sockets.
7.A great pet policy w/ only a pet fee upfront. No monthly rental fee for each pet.
8.About 5 min. to the parkway(N&S), route 70 & Route 9
9.Community looks nice with white siding.

Not advertised:

1.Electric bill is expensive. Extremely poorly insulated and everything is electric; i.e. stove, heater, central A/C, hot water heater. Your bill ranges from $300-350 for 68 in the winter and $180-240 for 70 in the summer. (that's with a brand new heater installed last year)
2.The only windows that open are the 2 in the upstairs bdrms. NO OTHER WINDOWS OPEN! The rental office misleads new tenants because the office windows open.
3.Windows and front door (w/ mail slot) leaks ALOT of air. Storm doors are NOT installed by complex. You must pay for the storm door and pay to fix the rotting door frame.
4.Parking lots are not safe. Plenty of cars have been broken into, one car was stolen, and a quad was stolen. I've yet to see any "security" vehicle patrolling the parking lots.
5.Owner has no problem with residents driving their cars on the lawn and sidewalks in the back of the community.
6.Washer and dryer hook ups are in the kitchen of the 2 bdrm townhouse. If used, you have barely any room to use your oven. The 3 bdrm townhouse has a seperate closet for the hookups. Truley, a better design.
7.Inside doors are warped and barely close. Some phone jacks and light switches do not work.
8.Light fixtures are outdated and if you try to install a new fixture you notice that the old fixture was rigged. There is no way a reputable electrician did this kind of work.
9.Floorboards upstairs make ALOT of noise. Thank god it's your own footsteps causing the noise and not an upstairs neighbor. It would not surprise me if the same noise can be found in Tivoli (a.k.a. the apartments of Woodlake Village)
10.The back parking lots can fill up quickly. Some tenants have 3 or more cars. Woodlake doesn't assign parking spots so you can own & park an unlimited quantity of cars or trucks.
11.The workmanship of the pre-move-in painters is horrible. They paint over everything including wall sockets, light switches, and phone jacks.
12.Luckily, I live near great neighbors but some of the apartments in the back of the community are occupied by thugs & trash who have no problem littering, blasting loud music, and milling around in large groups causing trouble.

In the community's current condition, I would NOT recommend this place to anyone. However, in the past 6 months I've noticed the owners "trying" to improve the place. If they really wanted to improve Woodlake Village and it's reputation, I suggest they renovate the apartments & townhouses to fix all of the issues above and those listed in other reviews. Honestly, nobody cares about sprinklers when their car is being vandalized and their electric bill is $400 due to the doors & windows leaking air.
