I love this site. I've come here to review every apartment I've rented. Reviewing Landings, by far, presents the biggest obstacle.
I've lived in two apartments in the complex. One was an absolute nightmare but the other has presented very few problems. The first was right along the White Horse Pike and the second is just about as far as you can get from the White Horse Pike.
Now, I've learned that people on this site exaggerate to the "nth degree" but I'm not overstating things when I tell you the old apartment had serious structural problems and that all the appliances (including the water heater) were inadequate or in need of repair/replacement. And honestly, I can't remember one issue that was resolved to my satisfaction. I wanted to love the Landings but I was terribly upset with how things ended up.
Meanwhile, my roommate was beside himself. He absolutely hated everything about the place and he moved out after the first year. I was looking around too but every other apartment complex in the Lindenwold area is hard-core ghetto so I had to consider moving out of the area. Rents everywhere in South Jersey have become ridiculous in the past five years (Landings included). But that's how it works: Once a couple complexes raise rents and are getting away with it, everyone else follows suit.
I was only considering privately-owned places where I could have a washer & dryer installed...but nothing decent was available. So I took a leap of faith and decided to give Landings another chance. I transferred to a 1BR and--though I do think I'm overpaying--I'm pretty happy with where I live now.
It's like a different world! It's a more open space, the parking is a 200% improvement, and even the neighbors are better! I have all new kitchen appliances and the water heater in my 1BR holds/heats more water than the one in my old 2BR (go figure).
Are there problems' Sure! The floor isn't exactly level, the kitchen cabinets are embarrassing, none of the closet doors stay on-track, the windows & screens don't fit the frames and are in desparate need of insulation, and the water pressure & temperature in the shower fluctuate even though I have my own water heater.
I think it's worth $725, maybe $750. $785 is a bit much. And with the rents as high as they are, I find it absolutely galling that the tenants are required to pay our own gas bills. (If it goes over $75, the complex covers the remainder. This would be a much more attractive feature if they paid the first $50 and we were responsible for any overage. Gas should simply be included in a complex like this.)
All that having been said, it's still a good apartment. If you want to live near a PATCO station and you want the option of a full-sized washer and dryer (and you don't mind that *no matter where you rent, you're going to be paying too much*), this will be your best option unless you can find a privately-owned place available when you need to move! I recommend Landings often but I warn people: "Location, location, location!" haha. Get a unit in the back, on "the other side" of the Lake). If your apartment looks out on the White Horse Pike, McDonalds, Wawa, Pike Liquors, or the apartment complex across Oak St, DON'T DO IT!
There's a gym (not free but very cheap), a pool, and a club house with activities. The office staff are very, very nice. Darla, Liz, Mindy, Tanya, and Chris are extremely friendly and helpful. And one last thing: A great perk is that you can have your FedEx or UPS packages delivered to the office. They'll sign for them and hold on to them for a few days so you can pick them up at your convenience.
The ratings I'm giving are based on my current apartment; not the one I lived in last year.

if the complex paid the first $50 and we paid the rest, that would mean during the winter season WE, the residents, would be paying a couple hundred bucks a month for heat and hot water. TRUST ME! I'll keep my $75 cap, thank you!
