Under the ownership of Home Properties, Inc., Pleasure Bay Apartments have decreased in overall quality.

GOOD POINTS

- Nicely situated on the Shrewsbury river, and the beach is less than a half-mile away.

- Grounds and building exterior are well maintained for the most part. All windows and doors, including supporting framework were recently replaced with new equipment.

- Nightclubs in Sea Bright are less than
5 miles away.

- Laundry room uses electonic key/debit cards, with one laundry room per 3 buildings. Each laundry room has approx 3 high-strength, 4 regular washers and 6 tumble dryers.

BAD POINTS

- Neighborhood use to be quiet, booming car audio can be pretty much heard anytime, day or night from tenants or their guests.

- On site maintenannce staff reduced from about a dozen down to three, all other work contracted out. So their response is not always the quickest due to their limited number and the 270 apts they service!

- Laundry room frequently unkempt: dirty floors, trash stewn about, dryer broken for about 4-5 months!

- Prior to Home Properties, rental manager performed credit/rental-history check; currently, they let anybody in.
- Current management, inept in dealing with
noisy tenants that REPEATEDLY distrub others.

- Hardwood floors: my advice, get an upstairs apartment.
- Parking and building obscure areas are nicely lit, but I would prefer to see more lighting.

- Under previous management when staff was larger, security performed frequent patrols day and night, and would not hesitate to question anyone they did not recognize. Under
current management, I have not seen any security patrols.

- Recently renovated apts cost more than price stated at Homeproperties website.

- Garbage collection occurs once a week. Frequently, the dumpsters are full and trash piles up next to them. Attracts a lot of squirrels and raccoons; haven't seen any rats.

- Increase in the amount of transients that take shorcuts through Pleasure Bay.

I also lived in pleasure bay way back when i remember when john and mary power ran the complex and they were responsible for all the patrols especially around halloween.They also recieved the sparkle award from the city during their management there.Its a shame they left.Maybe pleasure bay should bring them back since i believe they did a wonderful job.
