Difficult Staff And Poor Maintenance

The prior reviews must have been written by the rental agent who is probably so bored that she has nothing better to do than write postitive reviews on these websites!

1. Security: There is no security here at Ryan's Run. We even had a drive by shooting here, something unheard of in the areas nearby. Lighting is poor and I would not feel comfortable walking around the grounds at night.
2. Parking: There is plenty of parking during weekdays, but as night falls and weekends come, forget it! Some of the lots are poorly designed and there is just no parking near your apartment. Parking rules regarding large, third, visiting or noisy vehicles are not enforced.

3: Appearance / Upkeep: Trash around the grounds is rediculous, eventhough they employ a person to pick up the trash on the grounds, I have seen him blatently ignore large visible pieces of trash such as plastic grocery bags or large pieces of styrofoam that are not directly on the road in front of his vehicle. I think he may be blind! Beer, cigarettes and soda cans are always strewn. Landscapers even roll over trash or ignore it when they cut grass!

When I moved here the dumpsters were hidden behind large white wood fences. Now the fences have been removed and even with larger dumpsters in place, the trash overflows and remains on the grounds. What an eyesore!

Recently, new hvac fans were installed in each unit replacing old noisy fans. The new fans are EVEN MORE LOUD! It is as if I am living in an airplane hangar and the engines are humming. In order to listen to my television I have to DOUBLE the volume from before. Its rediculous. If the Davis's (Owners of Davis Enterprises) had to live in one of their units for a month they would run screaming from the decebel levels alone!

Snow removal is a BIG PROBLEM! Even if they do a fair job shoveling or plowing, you usually end up having to shovel a way to even get to your vehicle. The staff doesn't consider that there needs to be a walkway to the parking lot in order for you to get to your car. There are a lot of disabled and elderly here who cant get out for fear of falling on the ice left after shoveling. Often, cars in some areas are completely plowed in. Cars are damaged from inexperienced plow operators. Snow removal is a real problem here.

4. Management & Office Staff: Make a call to report a maintenance problem and you will get the most ignorant, brain dead person you have ever spoken too! This person can't even repeat back to you the request you have made. The operator is usually abrupt, making you feel as if they are doing you a huge favor by even being on the other end of the phone to take the call.

Upper management is horrible and could not be more out of touch with their renters. Letters come giving incorrect information about mass maintenance or water problem issues that are written with little or no specifics. For example, the hot water will be shut off for 1 weekend day, no hours are specified and in fact, the issue occurred for 4 weekends! When feedback is given about how to improve their "Head's Up" notices, they offer no apologies or validation that you are even being heard. Management usually passes the buck when complaints are made claiming sub contractors are responsible. They make no effort to have you feel as if your suggestions or opinions matter. They specialize in frustrating their tennants.

5. Maintenance: Maintenance department management is constantly "putting out fires", doing what it can to push off completing requests by sending out incompetant staff. Sending out employees that claim they must complete a work order regardless if the order in which their work gets done makes any sence, ie: painting a ceiling with water damage prior to external roof repairs. What a waste of time! Maintenance staff has left work areas in apartments filthy. Maintenance department workers who are allowed access to your apartment are clearly not subject to strict background checks. Requests are RARELY fixed the first time around. A very very bad handyman is sent to put band-aids and chewing gum around what ever needs fixing, then when you call to complain again, a 2nd level handyman is sent. Usually requests are completed after the plumber or electrician are called out on the 3rd try.

6. Condition of Unit: Poor. Windows are either broken or have bad seals. Caulking around windows is awful. No weatherproofing exists here. Sliding glass doors leak causing moldy carpets and water damage. Leaking roofs are common here as the design of the buildings basically have flat roofs. Constant repairs are made. Lots of hot water heater problems here too, I guess due to the age of the underground tanks. Carpet was bad when I moved in and they refused to replace it prior to my move, a big mistake on my part. Later when I asked if I could have it cleaned I was told it was 7 years old when I moved in. As far as fresh paint... when my shower tiles where needing repair and new tub and shower surround were installed. Rather than spakling and then painting the walls, only paint was applied. It looks pretty bad. A complaint was made, but never fixed. I guess I ran out of steam to follow up on the complaint.

7. Noise Level: This is pretty good in my building, but I have had problems with hearing televisions and telephone answering machines of neighbors. I have had very noisy neighbors, but resolve it to be part of apartment rental life.

Before I moved into Ryan's Run, I read this review, and it made me think twice about moving in. Particularly, I was worried about finding a parking spot. However, I am glad I did not heed this person's warning, because I am very happy here, and I have found little evidence of this person's review holding any truth. The A/C is a little loud but not unbearable, and better than having no A/C at all! A grumpy old fart must have written this.
