In response to the last comment:
The tenants should NOT have to stay on top of the maintenance guy in order to do something. We pay rent so when something goes wrong its hould be fixed (promptly and correctly). The office should realize that he is not doing a good job and do something about it. We should not have to remind them to hasve him do his job.
