I lived in Royal Oaks apartments from 2002-2006. The model I rented was a townhouse unit with two bedrooms. Overall I was satisfied with my apartment once I took the time to clean it to my standards. When I moved in it was left dirty from the previous tenants and was not cleaned for "move-in condition". The carpets were the first thing we noticed downstairs, nasty brown stains all over the living and dining room. The kitchen had lots of grease stains on the wall behind the oven. The refrigerator was also left with stains and upon removal of draws to clean the appliance we found mold due to food that was left behind. The upstairs bathroom was by far the worst room in the house, stains in the toilet and bathtub which needed a good scrubbing. When we finally got our apartment clean without help from Management who refused to assist us it finally started to feel like home. The location was ideal for our commute to our jobs and the school systems for our children we loved beyond words. This was the real reason we stayed as long as we did. Our neighbors were all very polite. No assigned parking did mean at times we had to walk across a large lot to our home which isn't fun with groceries. When we had a Maintenance request to fix something most of the time it was done within a few days though we weren't always satisfied with the quality of the work. Though most have a very nice personality. A few women one in particular in the Management office are very rude and definitely not a people person. Letters to enter your apartment are left usually the day before if for whatever reason someone will need to go into your apartment. It is nice that they give you notice but some of the people they allow to enter your apartment it may be a good idea to keep your expensive belongings in a safe or lock box. The grounds outdoors are kept looking nice as the Grounds Crew are always outside doing something or another. So that is basically it. If Management would take a course in Proper Business Etiquette, Maintenance would start doing quality work (probably because they are paid poorly) and the Cleaning Crew they hire would do the job this would be a great community 5 stars for what you get in the area but until I would rate this community average. It has been a year though so hopefully by now some changes have been made. I would recommend this community but only with this warning to others. Despite it all I would move back. Middlesex County has a lack of quality communities which seem to keep raising the rent without many improvements.
