Roseland Properties needs to stop rewarding it's executives and start focusing on its clients, US the TENNANTS. For this review I choose to focus on the building and not the area. It doesn't take rocket science to notice the section 8 housing across new st. And yes there was a shooting there. The parking is typical for a city. Limited on street, decent but pricey decks. However, the highlands has for all intensive purposes NO visitor parking. They have 3 spots for "future residents" ie: you are in the office bent over taking it deep. If you are not in the office setting up your "sentence" you first get a lovely orange sticker on your car, and then they call the creative towing service. The other 4-6 spots are almost always occupied, and if you know the building you recognize all the cars..
The pool is very nice to look at and can be a lot of fun. However, the real fun is the swimming pool they don't advertise. This one is an all season pool in the garage. Not only does it eliminate over 20 spaces, it also leaches minerals out of the cement on to the vehicles. Salt Car = Rust. P.S. the garage also, when the conditions are just right, can and will flood with the river. That's a blast.
The security is a joke. Everyone knows the postcode to bypass the key fobs. You can also rip open most of the garage doors. Lucky for us they now installed cameras in the garage. Lets see how long they last. Nothing lasts that long at the highlands. People steal or destroy everything. On top of that, when they do hire a security guard you get some trailer dwelling twerp in his blinged out car harassing the residents more than protecting them.
As for building design. The one bedroom apartments are fine. Odd design, but never the less effective. Some of the 2 bedrooms are very nice, but not cost effective. As for the LUXURY 3 bedroom 2 floor units....SAVE YOURSELF. When first see them they are pretty awesome. Huge windows, big rooms, wild layout. JUST WAIT UNTILL IT'S OVER 70 degrees outside. Not one of the units has the correct AC unit. And when you request for a repair, they wheel in a portable unit, then overcharge the built in system. SPEND THE MONEY. UPGRADE THE DAMN AC. WE PAY TOO MUCH RENT TO SWEAT. In a building where you pay outwards of $3000 a month for a 3 bedroom apt....you expect everything to work. You also don't expect any lip from the office about the outside temp or what they will do next to bubblegum the issue. And these problems are no isolated. They are rampant all over the building.
Overall the maintenance staff is fine. Every time they hire a good maintenance person, who cares, they get canned 3 months later. The rest are compliant corporate doobies. They mean well, but they are the first line of defense in the facade that is the HIGHLANDS at PLAZA SQUARE.
I can go on for 3 more hours. I hope you get the point.
