Affordable Living In A Nice Area

I lived at Forest Hill Terrace for over 4 years ending March 2002 (96 FHP). Overall, I remained satisfied except for a few instances. The apartments have no vermin. For the most part, staff are professional and attentive. One particular situation where they went beyond the call of duty took place on the day before Thanksgiving: I had a leak in my kitchen sink, called the emergency maintenance number and someone came out at 9pm to fix it. A good thing, too, because I had guests coming the next day. I appreciated this very much.



On the negative side, office management could use a few more people skills. I had a neighbor make an inappropriate noise complaint against me. Management never inquired as to the complaint's legitmacy nor approached me. Instead, I receivd a terse legalistic letter under my door threatening to evict me. There had been no previous mention of my "nosiness." Soon thereafter, after over 4 years, I moved out. Another minus occurred regarding the intercom system. The intercom works over the phone line and Management did not pre-plan the installation of a new system compatible with the area's switchover to 9-digit dialing. It remained useless for several months; a situation that was more than just annoying.



On the whole I?d say that the apartment complex is well maintained. It is nicely landscaped and downright pretty in the spring and summer. In addition, garages are available for quartering your car--a real peace-of-mind issue to me because my car only gets used on the weekend. Staff are available 7 days a week and, as I related above, will come on an emergency basis. Be forewarned, however, that the walls are too thin. Make sure your neighbors are reasonable and that you can tolerate each other?s din. The commute is a cakewalk. The Newark City Subway gets you to Newark Penn Station in 15 minutes and the service is virtually at your front door. The rent is reasonable (except for the garage which went from $65 (') to $95 (') when I lived there). The housing rent is below market.
