Could be a deal...if you can deal

Viewed only. Never lived here. This building is located across the street from Newark City Hall at Broad and Hill Streets. It is composed mostly of studio apartments with very limited 1 and 2 bedroom availability. The studios are very affordable ($700-$900) with all utilities included. The building is currently being renovated so the lobby looks torn up. There are some questionable types but most residents are working people or responsible looking college students. Lots of airline personnel (flight attendants, pilots, etc) live here and they get a discount on rent ($700 for a studio). Security appears fairly useless. The young latin lady who handles weekday daytime security was sleeping when I entered the building. I wonder about safety in the common areas (halls, elevators, etc.) The rental and office staff do have an attitude and that's pretty bad, especially pre-lease. The units are a fair size for studios with lots of closet space. Most appear to have ceiling fans. I noticed Combat disks in the unit I viewed so roaches are likely a problem. There is an exercise room which costs an extra $15/month and parking is through the Central Parking lot next door which supposedly costs $65/month. You must arrange the parking through the lot directly and building management does not get involved in parking matters. There is shuttle service to Newark airport but there is a fee and time schedule. You could walk to Newark Penn Station for PATH or NJ Transit train service on a good day (in daylight hours on the main streets) or you can just take the NJ Transit bus which stops on the corner. The area is typical downtown Newark. Safety's certainly a concern, especially after dark. There appears to be some sort of drug program housed across the street from the building although the guys outside were nothing but nice to me. They saved me from a parking ticket. Overall, I think this building could be quite a deal. I decided on Brooklyn though.
