Just moved in. Promising, but several worrisome clues

Have lived here for less than 1 month so far. We might get back and post another review after a while, as we intend to stay here a couple of years. Here's my first impressions. They all pertain to our side of the complex, i.e. Village Dr South. We moved into this 2BR apt, on the second floor.
Pros: - the area seems quiet, although US route 1 is very close - grounds are well maintained - a small park in the vicinity, useful for family with kids - the town's library, quite a few stores nearby - we have not met many of our neighbors, but those whom we talked to seem very aggreable people. - the apt. was in rather good shape and clean when they gave us the keys. It will look much better when they finaly complete the list of repair jobs we submitted.
Cons: - the walls and floors are incredibly thin, and we could hear almost every words our neighbors downstairs are saying. Mind you, they are normal people, and do not even shout at each other, but we still are able to hear them talking. I can imagine that they hear us as well. This is our greatest concern so far, and do not know what solutions we will find, if any :-( Also, I don't know if this is only an isolated problem, or whether it is quite common throughout the complex. - several things the super was supposed to take care of before our moving in, which he didn't. When we moved in, we had a huge list of concerns. Luckily, they look willing to working on some of them, one by one. So far they replaced one appliance, which was "totaled", and completed some of the repair jobs that we requested. They all should have been done beforehand, though. - the fact that we weren't shown the apartment before the move-in date was also very frustrating, although we realized that many apt. complexes in the area have the same peculiar restriction. We would have never moved in, if it weren't for a friend of a friend who were so kind as to let us to take a look at their 2BR apt. The model apartment that the Rental Office has for display is a 1BR one, so it's not very useful. - windows are smaller than we thought, and much smaller than those of 1st floor apartments. Why, I don't know. - there are no lights in the closets, so we had to install our own. - there is no closet in the kitchen, and not much space to bring in new standing cabinets. - sidewalks within the complex get flooded first when it rains, as it seems to me that for some reason they are below the turf level and water gets collected there first. - many of the building entrances are far from the street or the parking lot. This is a plus, except when it comes to loading or unloading a moving truck. Luckily, the ground happened to be frozen that day, so we were able to drive the truck on the turf up to the entrance. - luckily we haven't had snow so far, but it will surely be a nightmare to find a parking spot when that happens. Because the parking lots are small, most of the cars are parked in the streets of the complex at night, and that works fine for most of the year. Nevertheless, all the streets within the complex are designated by the municipality as snow emergency roads, so I have no idea where these cars should go when it snows... - no referral program to bring in new tenants. Would than mean that they have more applicants than vacancies' Probably...

Original poster, coming back with a couple of comments after 2 years of staying here...
Things are getting better, the management made an exception and approved a 5 month extension of the lease, after we notified them well in advance of a planned move-out date. They seem to invest in roof repairing, which is good.
We've had squirrels in the attic at one point, but the maintenance guys took care of that (installed traps a couple of times, sealed the attic, etc). Now it is fine.
The noise continues to be a major problem for us. I think we have the kindest neighbors downstairs, however we hear almost their every word, snoring, etc. It's awful and I can only imagine that they hear even louder noises from us, who have kids and live above them.
We're moving out soon and I am sure we will miss the strategic location of NVA: proximity to major routes, stores, the park, library within walking distance, etc.
Overall, we recommend the place, especially if you are not too concerned about the noise issue.
