Nice place, but management need improvement...

Management is very slow to react to complaints and concerns or does not react at all. Fran (in the rental office) lies, so document all conversations and send complaints/concerns to management in writing. Also, be prepared to wait for a response (if you're lucky enough to get one) and get use to continuously having to follow up with them in order to have your needs/concerns addressed.

The apartments are comfortable and have a lot of space. The rooms are big and it's a nice layout. The ceilings are wood and sometimes you can hear your upstairs/downstairs neighbor, however, the walls are concrete so no noise gets through from next door.

Appliances are in working order, but well outdated (ie. a refridgerator that doesn't have auto defrost). Apartments are carpeted (depending on when you moved in because older tenets were not given carpets). The only time they paint is before you move in so the longer you are here the uglier your walls become.

The plumbing is old and not good... leaks occur (especially in bathroom ceilings) and I witnessed a neighbor's apartment that completely flooded (everything was destroyed and he subsequently moved out with no help from management).

The windows are old and awful. If they open, the screen may be damaged/broken. They have no insulation in the winter and the word "draft" doesn't even begin to describe the amount of cold air that comes through. (I think they are the original windows from the 1950s...)

Everything, including heat, is electric so be prepared to have a higher bill in the winter and summer months (heat and air conditioning).

The neighbors are very nice, tend to be single, young to mid age or older and retired (a nice mix). However, I am aware of several alcohalics and a drug user living in the complex (multiple buildings). They have not bothered me, but I've heard horror stories from those who live around them.

The parking, depending on which building you live in, is good to fair. There seems to be a lot of spaces, however, during winter months, management does not do a good job with snow removal, resulting in a loss of parking spaces. Ice maintenance is non existant - after 5pm, snow that melts during the day freezes/creates icy conditions. Unfortunately, tenents have fallen and gotten seriously injured (an older neighbor had to have hip surgery after falling on ice, a younger neighbor twisted her ankle...).

The hallways are ugly and it is embarrassing when visitors come to see me as this is their first impression of where I live. I constantly find myself explaining that it's not as bad as it looks.

Love the balcony!

The grounds are well kept/look nice and the pool is a wonderful asset during the summer months. You do have to pay a small fee to use it, but there is a life guard on duty so it is worth the money.

There is a laundry room in each building that does not require you to go outdoors to access (love that aspect). Unfortunately, there are not enough washers and dryers so if you are a working adult, planning ahead when deciding to do laundry is a must (forget trying to get it done on the weekends). Also, the washers are not large capacity washers which makes it difficult when washing bedding.

Good pest control - no bug or rodent issues.

Overall, the apartments are comfortable, the neighbors are nice, and the appliances are old, but in working order. The worst thing about Baldwin Manor is it's management.

P.S. - Watch out for the blind man who likes to walk into cars!

Hope you notice the entire makeover, painting and carpetting, being done in all the hallways. 2 buildings are already done. A new fence should also be in within the next few months. Together, the complex can be the best it can. Thanks for your words as we strive to do all the right things, which normally is impossible to satisfy all. Management.
