i guess you don't need to have good credit to live here if they have so many section 8 people living here (no offense intended).... They probably just run your credit to see if you have had any payment issues with previous landlords (like if they had to take you to court for payments or whatever).

I rented my unit in Harbortown Ports in November, 2006 and I have a roommate. We're both professionals working in NYC, so I wasn't worried about our credit situation. I was just so desperate to move from Newark, that I just wanted to get myself into a safer and spacious environment. When I was in the rental office, one of the agents informed a caller that you have to make 4 x's your monthly rent in order to apply. So if your monthly rent is $1,200; then I guess you have to gross atleast $4,800 monthly. (There are actually alot of fees to move in I have to admit.Key deposit, etc.etc.)
Secondly, my unit is a year old, so when I stepped in I was impressed; however there were a few minor issues. Suggestion: Make certain to do a walk-thru of your unit if you can. You don't want any suprises. I moved in just by seing the floor plan. (Never will I do that again!) Also, the building materials used for the units are extremely cheap. The walls are paper thin without insulation and I've had noise issues from the neighbors actually in back of me. For nearly $1,500 per month I figure I need to start looking elsewhere again because that's alot of money, so continue to reach out and ask as many questions from current residents. If I knew this site existed before my searching for a townhome, I think I would have reconsidered becoming a tenant.

I have been a resident of the Ports since March of this year (2007). I have already made a decision to look for other residences next year when my lease expires. The materials used to make the units are the cheapest ever! I had so many issues that needed to be corrected before I could move in that I had an entire list of them. The walls are very thin, you can sometimes hear actual conversations from your neighbors. My biggest complaint is that there are neighbors who think they are living in a dormitory and who stay out on their balconies (which are close to neighboring bedrooms) till 3:00-4:00AM. There is no regard for others. I also just got my car port assignment. Only thing is, there is no covering over my car, it's just a reserved parking space. When they constructed the units, they didn't make enough spaces for the car ports, although I was told that I would have one. Finding out who to talk with has been a trip! Good luck if you decide to move in, you will need it.

I have just recently filled an application for the ports, it's a brand new unit we will be the first ones living in it! Do you guys think i will have better luck?

pay rent on time or end up paying fees through your nose 1,425.00 rent, 50.00 late fee,150.00 lawyers fee all this happens on the 10Th of each month if rent is not paid management will send you a second bill with these charges and no break its very hard for working families with childrens to pay that its an abuse (and they leave court papers stuk to your door instead of sending papers in mail like court says. so every body knows your been evicted this is my first year iam looking to move out by next year i like the place but its deprimental the way management handle things
