LOCATION: 8/10.
The location is godsent commuter's paradise - arguably, it beats even Parsippany. Route 80 is within immediate reach, 287 and 280 are close enough, and 46 is right away, yet the complex is totally sheltered from both the noises and odors of NJ traffic nightmare.

SHOPPING: 7/10.
Route 46 is not exactly easy to navigate with its lack of U-turns, convoluted crossroad system, and considerable traffic load. Supermarkets are about 10-15 minutes away, not so good for NJ. Post Office is relatively close though, and there's a shopping mall in about 10 miles.

PRICES: 5/10.
Rental prices in NJ are terrible, this one being no exception. It's at least $200 over anything you'd find in Parsippany, yet somewhat cheaper than similar complexes in Roseland or Caldwell. You get your money's worth but not much above it.

AREA: 7/10.
The area is nice and clean, with decent playground, tennis courts, and a pool. The proximity of a natural reserve is a mixed blessing - while the air is good, be ready to bear with skunks in your garbage cans, snakes on your floor, and mosquitos all over your naked arse. Parking is adequate, but just barely.

LEASING: 7/10.
The ladies of the office are courteous and professional, if a tad overworked. Nothing special to write home about.

MAINTENANCE: 6/10.
Maintenance requests are honored, but only after being submitted in writing. Expect to bone up on your legalese if you want your repairs done - but they will eventually be done, a blessing compared to many other places.

SAFETY: 7/10.
The complex is well lit, patrolled often enough, and generally safe - though not safe enough to let your kids out without supervision. The affordables (damn this stupid NJ law) have a significant population of shady-looking characters that roam the area.

FLOORPLANS: 3/10.
Floorplans come in two flavors: "bad" and "bad and small". First floor apartments are just plain horrible, second floor tolerable at best. Closet space is severely limited, bedrooms are tiny, kitchen is minuscule and awkwardly placed, and a lot of declared space is wasted on staircases.

CONSTRUCTION: 9/10.
The complex is relatively nice, and all facilities are fully operational (or at least expected to be such). Hardwood layouts are fine, except that the management forces second floor tenants to carpet them at their own expense. Insulation is unusually good for a rental, I'll grant that.

OVERALL: 7/10.
Rent here if you can afford the price tag and are bound to the area. Give this place a DEFINITE preference if you have small children. And of course, buy your own condo as soon as you can.
