Ok place, poor maintenance response

The apartment itself is nothing special. Layout is normal, bathroom is large and has a small walk in closet for the bedroom. When I first moved in the refrigerator was shot and leaking, but they immediately replaced it. Which I thought was good but had the second thought that they should've replaced it before I got there (and they had also left a permanent mark on the carpet and nick in the wall moving it in). There was a gas leak on the old stove (my friend helped me move and we woke up in the morning with the entire house smelling of gas!) they came right away and replaced the old stove with a new one (it was a weekday and I've read reviews where people said that didn't happen so quickly - we were really concerned and I told them I was scared and wanted to call an inspector or someone so that may have made a difference).
The deck is old and needs repair - I bought some outdoor carpet and laid it down and no one seems to mind. The central heating and air work well and isn't too expensive for a small one bedroom. Beware: someone had put up a satellite dish and they tried to tell me I had to take it down or get charged. I said no way, b/c I wasn't going to risk damaging something I didn't install and then get an additional charge for breaking something on the shoddy deck.
The first real problem was after an inspection a couple months later. I came home and the gas stove was left with a flame burning! No one was home except my cats...what if they had knocked over something onto it and set the apt on fire'! I called the management and the fire department. Of course, no response from the management and the fire dept said since nothing bad came out of it they couldn't do anything. That was when my confidence the most - since that day I've been petrified of having any maintenance staff come into my home when I wasn't there.
The next thing was the shower faucet which dripped constantly, but as soon as I told them it was the hot water dripping they came and fixed it quickly (apparently there's a law that says since the renter pays for the hot water its considered an emergency and they have to come fix it right away). The knob was really difficult to fix and wasn't threaded correctly so now the hot water knob works beautifully. I never called to have the cold water knob threaded correctly, and it doesn't drip, so I'm not complaining about that.
This most recent problem is the bathroom fan. The apartments are old. I believe built in the 70s and things are going wrong with them. The fan makes the most awful sound when the light switch is turned on. It took 6 phone calls and 3 weeks for them to come turn the motor off (I used a floor lamp in the bathroom in the meantime so I'd have a mirror to use) and another 2 weeks (til today actually) to come "replace" the old motor which is still VERY loud and sounds like the entire housing unit needs to be replaced or stabilized. I'll be calling them again tomorrow to come fix it...
All-in-all the area is nice, parking is good, neighbors are friendly and quiet and the apartment itself, if you aren't too picky about poor paint jobs, fire extinguishers in the middle of your wall, and mediocre surroundings, you can definitely add your own charm and make it a nice little home. However, if something goes wrong (although everyone is very friendly), its very difficult to have your concerns addressed correctly and in a timely manner.
