My roommate and I have a combined seven years of experience living in Hunters Glen, and I have posted reviews of this place before. Now that we have moved out (THANK GOODNESS!!), I want to give everyone a final assessment (a warning, really) about this apartment complex. This is long, but honest and thorough.
First, and probably most importantly, HG is owned by AIMCO, one of the largest apartment managers in the country. AIMCO is a publicly-traded company, which means that by law they are required to meet the needs of their shareholders, not their residents. As a result, HG will always feel very cold and impersonal, not much like home, and they will ALWAYS be looking for a way to get and/or keep your money. Here s an example: Our lease contained two, ultimately conflicting statements: first, rent is due on the 1st of every month, and second, no penalty will be assessed until the 7th. For years (because of our own pay schedules), we paid rent on the 5th. During the peak of the recession, HG decided, with no warning to us, to assess a penalty if rent was not paid on the 1st (because the lease said we were in default if it was paid after the 1st). We suddenly discovered that we owed an extra $500 one month because of this. Although they were technically in the right because we signed the contract and blah blah blah, I felt very taken advantage of and was reminded of just how smarmy such a large corporation can legally be. On another occasion we had to sue HG in small claims because they did not properly credit our payments and did not respond to any of our phone calls, certified letters, and calls to the corporate office to correct the situation. The bottom line: think of HG as the Walmart of the apartment world. They exist solely to make a profit, and the product you receive (which, for at least a year, will be your home) will be the most basic they can get away with without running into trouble. ALWAYS GET A RECEIPT when you pay your rent; do not just drop a check in the box. ALWAYS CHECK YOUR BILLS to make sure they are accurate. Read the lease more carefully than you normally would, and question any inconsistencies. Be on financial guard.
So it follows then that HG is not a particularly nice place to live. The apartments are small and the fixtures old and outdated. The grounds are not well-kept. Trash frequently overflows from dumpsters. On windy days, trash collects in bushes and along the curb. Once, a broken jar of mayonnaise simmered our the parking lot in the middle of summer for weeks (we called management; they didn t care). In our breezeway, we have found: vomit; a used condom; blood; and of course, piles of discarded junk mail and menus stuck on doors (needless to say, we never invited friends and family to visit us). To be fair, it s also the responsibility of residents to keep their environment clean, which the residents of HG very much fail to do. But, hey, that s something else you need to know if you are thinking of moving into HG.
Finally, the other reviews are accurate: the office staff, while improving, has a well-deserved reputation for being horribly unpleasant.
As we were moving out, HG apparently got another new manager, something like the fifth manager in the time we were there. This person says he will be putting new rules into place: no trash left in breezeways, no clothes drying on patios and balconies, and so forth. So we ll see. Like I said, you need the residents to care about their environment as well, and I don t think you can write enough policies or issue enough fines to make that happen at HG. Bottom line: try to rent from a private landlord, but do your best to stay away from HG.

Even though we do not have to pay the parking fee as current residents, are we still obliged to get the parking permits and hang them from the windshields?
What if we do no hang the permits from the windshields, are they going to start towing our cars???

Yes, I think most of us know we don't have to pay the parking fee initially, but many people are getting ready to renew their lease and will have to pay the fee. My lease is up very shortly and unfortunately, I can't get out of the hell hole at this time so i will be stuck paying this ridiculous fee.

it is not just the parking fees, they try to get you on every single thing possible. i recommend you guys read the fine print on your lease because the rent late fees are ridiculous.

I put my rent in the drop box not even 24 hours late, maybe 12 hours late and when I got home from work, I saw a notice on my door that my rent was delinquent and I had three days to pay. Umm yeah, I had the same lease with I will get a penalty if its more then 7 days.... less then a day and I get a notice.... QUITE obnoxious if you ask me.

They are charging everyone for parking now but they wont tow any cars yet. I asked the questions to HG about if a someone stops by at night once the office is closed and they can't get a visitors pass and they end up staying over that night, would they get towed. Their answer "we are working on it" Really?? That's a great answer. So if my friend comes to stay over and their car gets towed, then I'm going to sue HG. The complex is insane and I agree with everything that was stated in the orginal post which is why I'm moving also.

I have noticed "CommunityManagementTeam" has been replying to these reviews in an attempt to repair the tarnished image of the lack luster complex.
Hunters Glen is owned by a massive corporate entity with the sole purpose of making as much money as possible at the expense of their bewildered tenants.
Those "hotline" people are nothing but hired guns to listen to your sad story or to act as a shoulder to cry on. At the end of the day, they have little to no authority to make any positive change. Welcome to Hunters Glen!
