We can start with the rude and uncaring staff(unless you are getting ready to rent a place), from office through to the maintainance.
We had a problem with the washer shortly after we moved in (safety switch broken), the repair was to hotwire it so the washer would run "ordering the part". That was 2 years ago and its still hotwired.
The pool was closed most of one season for refinishing but we were still charged the full rec fee.
The rules are seemingly applied selectively.
There was some upgrade work done on the porches/patios this year and there are still gaps in the siding where that group over cut for access to the frame.
Thats the list of major issues but I'm sure were I allowed space and had the time I could list more.
