High Rent - Low Maintenance

First off, this apartment complex is in a good location for residents that must work in Atlantic City. There is bus transportation available and for those who have cars, parking spaces are usually available. Area itself is relatively safe.
Unfortunately, their office is always closed. Landlord requires tenants to pay rent by using the mail slot. She also requires that if maintenance needs to be done, a written note must be left in the office. This never works - the only way maintenance ever gets done is when an urgent message is left on their answering machine - and then they will send the tenants a nasty letter citing the definition of an emergency! This complex actually lost over a dozen units in a fire last November, because a tenant needed heat and never got it. This place advertises that it has air conditioning, but it actually has 40-year old units attached to the walls and they don't work. When maintenance is called, they will insist that it does work - because the fan works. This place also advertises that it has a pool. Paying tenants still must pay $2 to get a pool pass for the season, and for the $800 plus rent that they're charging for their two-bedroom units, they are unwilling to supply their swimming area with sun tanning chairs. Finally, there is a major design flaw with these units. Their bathrooms actually have a small clear window - even on their first floor semi-basement units! What was this designer thinking''
I lived at Alantis for three years and the rent in 2001 for a one-bedroom unit was $650. First rent increase was rather modest, but since they started accepting section 8 tenants, rent increases accelerated, averaging 6% per year. They were asking for $760 when I was moving out in the summer of 2004. They are good at returning the security deposit though, but they push it to the limit - I got it in thirty days.
RECOMMENDATIONS: When I moved out, they already started making some improvements - they were replacing windows to vacant units and are also building something in their office. But there is still much work to be done on the outside. Nearly all of the entrance doors need to be replaced, and the parking lot could use some resurfacing. This office needs to start being open to the public, hours need to be posted, and someone should always be available to answer the phone. Not only that, it would even be better if the office had some family-friendly incentives for making rent payments on-time, such as free movie rentals for the tenants. lGjq8RUBjvsZjkb5ueji
