I have lived here for 4 years. It is a large space for a one bedroom in NJ (and the price is pretty good). I keep my home neat, very clean and nicely decorated. Unfortunately, I have seen the inside of several of the apts in my complex. It seems many people live here and simply don't care (torn blinds that they do not fix, cats that they do not clean up after, holes in the wall, exposed wiring, etc.) I do have quiet neighbors (thank you!), though my apt. has many maintenance issues: clogged drain in the bathroom, tub that desperately needs to be rechaulked, tub paint chipping, the ant population which bursts onto the scene every year in late March (I've learned to spray regularly), poor insulation, an air conditioner in my living room from the early 80s that drips freon on my hardwood floors in the summertime (I no longer use it as I feel it is environmentally unsafe), heat that simply does not work (until I complained this past winter). What they did to appease me at the time was to simply turn it on full blast. They were supposed to "get the part" and return to fix the problem (which they never did). And then there's the laundry room...ahhh the laundry room. Why only 3 dryers for over 25 apts' Usually, at least one needs repair. Many tenants here are families of at least four and generally require at least 3 washers and 2 dryers at a time when doing the laundry. Speeding is definitely an issue in the complex. Speed bumps and lights should be implemented. I worry because many children often play in the street.

It sounds like your A/C is not pitched properly. It should be pitched/tilted to the outside so the water/condensate can leak outside.It is not freon so you don,t have to worry. The water dripping means that it is working correctly.They are going to have to pull out the a/c and repitch the box/sleave. Your heat needs a new head for the zone valve.The old style Taco zone valves have a screw that you back out if there is no heat.If you back out the screw it turns the heat up all the way with no control. The new head for your valve should cost about 65 dollars and to fix the A/C about 2 hours. Don,t take NO for an answer. As for as the speed bump or traffic light you can talk to Old Bridge township but remember it is private property. I know these things because I used to work there. Good Luck.
