The mailman here is a jerk!!!

But, I had a generally positive experience here. The groundskeeping is very nice, and the pool, gym, and sand volleyball court are maintained very well. The office staff is pretty good--not the best, but not the worst. Inside of apartments are very nice and spacious. Appliances are new and clean. Outsides of buildings are well-kept.

The maintenance people are very good and helpful. However, it takes forever to get any maintenance done (if it happens at all) because the office people don't write the work orders. For a sink problem that I had, I called four times (each time the woman at the office said, "It'll get done today for sure"), and to this day, someone is yet to show up to fix it.

It is a fairly safe place--lots of people walk around the grounds for exercise or with their pets. However, there are some trashy people yelling about drugs from time to time, and one of them got arrested once. But overall, I feel safe.

Parking is okay on the weekdays, but impossible on weekend nights. There is no enforcement, so people have parties and 200 cars try to park in the parking lot near the apartment having the party. Twice have I come home late on a Saturday night and not been able to park in a proper spot. I had to call the security guard and he gave me the okay to park in an unoccupied covered spot once. The second time, he let me park in the handicapped spot.

Location is great--tons of shopping, eating, etc. within walking distance.

Overall, Cottonwood Ranch is a nice place to live. And, like any apartment, it's good as long as it's not lived in forever.
