I'll get the good news over with first, because its short and sweet. The hiking/mountain bike trails are just right up the road. The mountain views are awesome especially during the winter when Sandia is covered with snow. Thats it...
Pretty much from day one I've had one problem or another. First it was the washer water hoses, they were simply reversed. Next the entrance door to the garage kept sagging so I to lift and slamming it shut. After the third complaint maintenance fixed it. The garage had a leak, which was "fixed" although during the last rain storm about a month or so it leaked again. I have yet to see any one work on it.
The heating in the apartment is ridiculous. A friends house that has twice the space was $20 cheaper in the same month for heating cost, but yet the apartment manager says the heating is efficient. After the 3 month eval was over winter hit us and the heater couldnt keep the apartment to a comfortable temperature. BTW, the hot water heater is also used to heat the apartment, which is undersized for the job, or something because it cannot keep up. So after the first complaint maintenance slammed a valve with a hammer a few times and called it good. Then when it got really cold outside it barely got above 62 so I had to purchase a space heater. After another complaint they turned up the water temperature in the heater, but then the shower temperature became very unstable where someone could get burned easily. On top of that the office insisted me to sign a waiver I wouldnt hold them responsible if I did get burned. Catch 22... The doors, windows and fireplace have serious drafts which do not help with maintaining heat. The fireplace is worthless, with it going for about 3 hours it only increased the temperature by 1 degree in that one corner of the apartment. It doesnt even look "pretty".
The parking is very minimal. They think tenants will only have one car per apartment, or 2 for a 2 car garage, so since I have a second vehicle with a 1 car garage I often have no place to park it. I have even received a parking ticket by our so friendly APD, something NO one should have to put up with while paying good money to live in a already low quality apartment.
Neighbor noise is pretty minimal considering my garage is directly underneath, BUT when a neighbor opens/closes their garage door I hear and feel the floor vibrating. This sometimes wakes me up from sleep. It seems they went with the cheapest equipment, from the garage door motor to the washer and dryer.
Other little things are the kitchen and bathroom faucets dripping, the AC outlet and light switch covers loose (as long as the wiring is not loose as well!). The small kitchen doesnt have a wide enough drawer to use a silverware tray so mine are kept in the dishwasher. I have barely a view of the mountains which is the sole reason moving to this area.
The office staff seem half way willing to work with their tenants, very willing if they have a hopeful future tenant in the office. Even with all these problems my name is places on the bottom of the list for me to be able to move into another apartment of theirs. So, where are they really working with me' The recommendations I have given them are pretty much ignored, taken more as a joke than a complaint or suggestion. They have a contract for a year so all they want now is their monthly rent, which is way too much for this lack of quality apartment. I wouldnt recommend this apartment to a enemy...
