When I first was coming to ABQ, I was a little horrified of this place according to the reviews. I forgot about this site, and just went apartment hunting one weekend in the Northeast part of ABQ, and found this place to be one of the best apartments. I will talk a little about each review part and then give a little more detail.
Parking. Well, it's ok. Lighting is poor, but the neighborhood is good, so it never gave me any worries. Plus the fact that there are 4-5 policemen that live in the complex, needless to say I felt safe. There is covered parking for like $20 more a month. Not many use this, so the covered parking spots take up useful spots that everyone else can use. I don't know what happens on weekends however, as I typically have to walk a good distance to get a parking spot, as the spots fill up like crazy. It can be annoying, as it happens every weekend. No big deal though in the end.
Noise. For the most part, the noise levels here are great. You get occasional noise from people coming home from bars, some jackass with a car alarm, or people walking through the rocks outside your window at 5AM when taking their dogs out to poop and pee. Other than that, the noice is barely noticeable. Emergency vehicles turn off the siren when they pass the complex, and I haven't ever heard my neighbors through the walls, which is great.
Grounds. Nothing much to say here. They look good, especially compared to some of the other apartments I toured while in the area.
Safety. Again, I always felt safe. Friendly neighbors. Lighting in the parking lot could be better.
Construction. I was rather impressed with the construction of the building. I live on the corner, and my apartment is insulated well, keeps temperature nicely. I have a skylight, no evidence of it ever leaking. Clean wood burning fireplace. Windows are old, but they don't leak at all.(a rarity it seems) Layout was nice. Appliances were all new (I got the impression when renting the unit that it was one of the more recently updated apartments though). Overall nothing cheap about the apartment, nothing that I was dissapointed with quality wise.
Maintenance. Well, I only asked them to come out a few times, and they usually got out in a timely manner, but only for minor issues. One minor (almost cosmetic) issue I reported about 5 months ago, still has to be addressed, but it doesn't bother me.
Staff. I had little interaction with them. Mainly good when I did. I'm not sure why all the bad reviews of the staff and management, as I never really had the need to interact with them, so who knows.
Overall. Ok, I toured lots of apartments, and in ABQ, I found many of the 1BR/1BA apartments to be full, and those that weren't were overpriced. Oftentimes you would find apartments with stone-age appliances (olive green colors) and incredibly tiny washer/dryer. The value for my apartment I thought was amazing. I'm paying under $700 for an over 700sq ft apartment. Here I got a full sized washer/dryer, full kitchen with dishwasher for less than others were asking for. The location is nice, across the street from a Smith's. Walmart is within a mile or two. Several close restaurants. 25 minutes from Kirtland AFB.
My main complaints about the place come from the payment policy. I am used to setting up automatic payments for rent, however Spring Park doesn't do this. You cannot set up a credit or debit transfer, or anything. To start up they ask for money orders, which is just another pain in the butt to deal with in my opinion. I went skiing on a long weekend, and was late on payment, which started another headache, as I had to go get more money orders, plus a $60 late fee, which is a little harsh. But they are the rules, so whatever.
Other than that though, I reccomend this apartment. It's a good apartment. Not amazing, however it fit my uses perfectly, and was a good deal. Don't take my word for it though, look for yourself, and demand to see the unit you will be renting if you sign. Can't ever go wrong looking at it firsthand.
EDIT: Upon moving out the staff were quite rude. I terminated my lease early due to military orders, and shortly after leaving they called harassing me about the set of orders I presented them (I had given them the papers over a month ago, and they had just not looked at them). They thought they were wrong (they weren't) and demanded that I fax them a new set of orders. I tried to reason with them telling them that I was currently driving across the US, and would not be able to get to a fax machine until a day or two. Upon getting to my destination, I faxed the same copies over again, and the lady just said "oh, I didn't see the date there, then the forms were good"...despite me repeatedly telling her where to look for the correct date. She went on to tell me that I "took too long" to reply to her, so she had already processed the early termination fees against me, and had sent me a bill for over $1500 (which was illegal to do with valid military orders), which was more than would have been if I had just paid off the remaining months of rent. It was eventually taken care of and I didn't have to pay the termination fee. I had given them over 30 days notice that i was leaving and presented them with all the correct paperwork 30 days in advance, yet none of this was straightened out or even looked at until I was out the door driving across the US. The staff was rude and unreasonable, and I would avoid dealing with them at all costs if you have to rent from here!
