The complex does all the utility billing. You're charged for your electricity (no gas), and a portion of the complex total bill. Then there is an additional figure that was never really explained to me (about $35 a month) and a $4 charge to process my money. The grounds are grass covered, and almost entirely on a slope. They cut down many of the large trees that shaded the grass, so they have to water more. And they overwater a LOT. There's always water running down the parking lot into the arroyo. They are now charging the tenents for that water. My $650 rent would end up costing me almost $800 the first of every month. You never know what your total bill will be until they post it on your door. It was not uncommon for them to post your rent/utility bill only the day before it was due. If there is a holiday, it may be a day before it is late.
Also, the south end of the property is poorly lit, with direct access to Eubank. The secluded area makes it a favorite place for the local hooligans to come smoke pot, deal drugs and rob cars. I was there for one year and replaced 2 slashed tires and 3 car windows. One neighbor told me he had his stereo stolen twice. There is no fencing along the arroyo.
The manager told me specifically that she asked the owners for money to make the lighting better and said she was not allowed to put up fencing or gates. Said the owners were cheep.
Many bad patch jobs in the drywall.
