Ultimately Frustrating

I'm going to list some pros and cons to be fair. Pros: They offer a work out facility & racquette ball court for your convenience. In the front office they also offer a computer terminal with internet access open during office hours (very considerate). The individual apartments are laid out well and some (not all) offer washer & dryer units. The kitchens are huge (for apartment living) and a porch or deck is a nice addition. Parking has always been available and the Grounds are well groomed. Cons: The maintenance has not been prompt in our experience. We have had to make repeat phone requests for services. Tenants don't pay utility bills to PNM they pay to Sun Creek. This seems convenient but really its an impossibly frustrating experience when you receive erratic bills with intense fluxuations in water and electric charges. You will pay an "apportioned" sum which is a fraction of the total complex bill for water (think sprinklers which run literally all the time, pools and hot tubs, etc.) with complex "service charges" which cannot be accurately explained. From a legal stand point, its especially irritating that even if you keep track of your own electrical meter, there's nothing you can do to dispute the inflated charges your monthly rent bill will reflect.I realize I willingly signed a lease so I'm accepting what I agreed to but the frustration is worth noting to potential residents and should be considered. No individual unit has its own hot water heater so be prepared for (I'm not kidding) no hot water or extreme changes in scalding and freezing water in your showers, sinks, or kitchen EVERYTIME you use it. Its the worst water experience we've had in 6 years of renting with various places. Its impossible to take even a 5 minute shower when the temperature fluxuations begin the minute you turn the water on. All in all the design, cleanliness, and security have been great; I feel however, that when our lease is up we will move out due to the outrageous additional charges our monthly rent suffers (the inflated charges tack on an additional $120 to rent on monthly average). Its up to you.

I agree 100%. Lived there 2.5 yrs. Utility bills were outrageous from day 1 (sprinklers run CONSTANTLY). Rent notices weren't promt .... received them up to the 5th of the month sometimes, occasionlly not at all. Dumpsters (which i lived directly next to) were not dumpted regularly - embarassing when I had visitors. S-L-O-W to respond to service calls, several calls to get garbage disposal and towel racks repired. Air conditioner never reliable during hot summer months, diswasher never worked properly. Showers were impossible water always HOT...COLD....HOT...COLD! Eroding, chipping concrete on stairwells - made for a super dangerous conditions on top of their not maintining the grounds during snow season. Could never get ahold of management by phone during business hours...."be back soon" sign was always up when I took time out of my busy day to personally take care of business at the rental office. On the up side, the floor plan was spacious.
