Just some factual clarifications to postings. For those who feel they might be self-serving on our part, we would invite you to tour the community with us, any Tuesday, Thursday or Saturday at 12:15 PM.

1. Since 2002, for those parking on-street in our emerging urban neighborhood, we have recommended many times (a) have nothing visible in your vehicle, (b) use your car alarm or consider installing one, (c) report any suspicious activity in the area by calling 242-COPS, and (d) report incidents to the police. This is what the police told us to say, in a number of meetings with have with them.

2. The parking garage is owned by the City of Albuquerque and was built to their specifications. It is privately managed. We meet with them and the police routinely about security issues. We had 3 vehicle break-ins inside the garage in October 2005. We had 3 break-ins in the past week. That's a total of 6 in 6 years. We are meeting with the Police and City Parking this coming week to get their ideas on improving garage security.

3. We are not a suburban apartment complex - we are an urban infill project of 234 homes and about 20,000 square feet of ground level retail and office space, on city streets in an urban neighborhood of about 1,500 residents.

4. The East Downtown/EDo and Huning Highland neighborhoods have shown steady improvement in appearance, positive activity and safety since 2002. But this is still an emerging urban neighborhood, like those of any city in the U.S.

5. We did invite people to post negative reviews as well as positive. Here's what we said in our communication to them: "If you have any negative comments, you are certainly welcome to share those on the web site. We would ask that you consider bringing those to us first, and giving us the opportunity to respond. We are not perfect, but we try to do our best to offer everyone a quality living experience."

6. Over 90% of all rules violations are brought to us by other residents, and are not initiated by management.

7. The lease and the rules are (of course) provided up front to residents. There should be no surprises when their neighbors report violations of the rules.
