The complex is now called Broadstone @ High Resort. We checked it out back in '04 while visiting from another state and at that time the place was pristine though that had a lot to do with the fact that there weren't many people living here.
When we moved in 3 years later the complex was under new management from our previous visit, and they are still here today and we have not had any terrible issues with them. The apartment we got was in the back by the golf course and it is really quiet back there. I will say that they went out of their way to fix some issues for us:
We had no one to help us move when we arrived and one of the girls in the office called a friend of hers to help us which was really great :)
The carpet smelled of animal urine and we didn't realize this until after all of our things were moved in. They sent someone in to replace the carpet and he had to do it around our furniture and boxes. He did a great job. Then we went to run the washer and water went everywhere b/c the inspection team forgot to hook up the hoses to the pipes. Management sent out someone with a water vacuum to suck it up. The padding under the carpet in that spot has never been the same, but it is still fine to walk on. After these issues were resolved our apartment was a good place to live. Our only complaint at that time was the insulation between floors is not good and we were bothered by noise from the upstairs unit. Insulation *between* the units is better than many apts I've lived in before though, and we never hear much from the neighbors to the side.
These are my complaints, and they are pretty much the same as you will read for most apts regardless of where they are located:
We switched to an upstairs unit. The tenants stalled and were late in leaving, giving maintenance inadequate time to clean and repair the unit. These complexes are loathe to change out carpets. I believe carpet should always be changed between tenants. The carpet had an obvious odor of animal urine and even visible stains. A carpet cleaning service was sent out but I knew cleaning would not work b/c of the severity of the damage. We were told we'd have to move out our furniture for them to replace the carpet. We can't do this b/c we have nowhere to store it, or ourselves, and we don't have the extra money to pay for extra storage and accommodation while they replace the carpet.
Not only that, b/c of the housing crisis the complex is much fuller now and they rent apartments out on the heels of moving tenants. The tenants stalled in our future apartment which put us behind so we had to rush b/c they had rented out our apt right away. Maintenance again, was given little time to get our previous place into shape for the next people.
I wish greed were not so prevalent and these places would operate in a more appropriate manner.
We now have a dog problem. Many people have big dogs which are supposedly prohibited in the lease (nothing over 25 lbs) and tenants don't want to pick up after their animals so there is an animal feces issue here despite repeated notices from management telling tenants to 'scoop the poop'. Urine from so many dogs has done some damage to the beautiful lawns here too. It's a shame.
We don't hate it here, but the issues we have are rampant now in all the corporate complexes. But, otherwise, it is a quiet place and management is polite. I can definitely think of worse places to live. I suggest visiting here and seeing what you think.
