Avalon has gone through a lot of changes over the years. It was converted to condos and they were very priced too high, the look of the property was improved tremendously. The management company used to screen a bit better, (just found out a registered sex offender is living here)as well as a guy who starts his motorcycle every day at 5:00am.
As already posted -the contracted pool guy doesnt do a good job and the tenants tend to be new arrivals in town. The only real problem is no security at all and very thin walls. Most of the other negatives are common to most apartment communities or due to vandalism by tenants and high school kids, not due to management. Otherwise, if you are a good tenant and you pay ontime, the staff will offer discounts to renew. The price is reasonable considering the area,its awesome. P0MtU6TIdDkM23RTonAS

This is a lie. The reason the prices have gone down and they're offering discounts is because the housing market has crashed, and the sales team is failing to meet their goals. Section 8 housing was built up the street a few miles away, which has also attributed to a drastic property value decline in this area. You're right about the pool's not being cleaned regularly, and the lack of security. They've been promising for over a year to have the gates closed with a guard, but that'll most likely never happen until the HOA takes over. The look of the property has not improved at all in the past year. Sure, there's less bugs, but that's simply because they're slipping as many tenants into the place as possible by ignoring poor credit or failed background checks. Vacant units contribute to the bug problem as well.

I can only speak from my experience.I have a nice apartment and its better than a lot of $800.00 rentals in Henderson or Vegas. I do agree that the greedy investors and ghetto houses are ruining the Seven Hills area.
