We lived in HRV's for two years. Prior to moving in, we were given two options, wait a week while they replaced the carpet or move in and live with less than perfect, kind of grubby carpet. Since our lease at our other place was expiring, we chose the grubby carpet.
I specifically asked if we would be charged for the crappy carpet when we moved out, and the answer was, "of course not." Well, here it is, two years later, and I've got a $660 charge for carpet replacement. What's funny is they've been sending bills to my new address for someone else, along with my bill (the other person has a very similar apartment number) and she too is getting charged for carpet replacement.
Take photos before you move in and make those bastards note stains and holes in the wall and anything else out of place on your lease. Otherwise, kiss your deposit (and then some) goodbye.
