First, I will agree. People will generally only post bad reviews. No one goes online to rave about their great experiences. Which brings about the question of why someone with a good experience would feel it necessary to come to this site at all. Also, to post a defensive counter to all the bad reviews of this complex..' Well they wouldn't. The most recent review is phoney, and is clearly an employee trying to defend "HRV" (which only an employee would call it), and thus their job. Honestly, what everyday person refers to their one bedroom one bath as a 1x1... That my friend is leasing agent lingo. I just moved into this place in April 2009, and I'm still kicking myself for signing the lease. DO NOT be fooled by their fancy clubhouse or the misleading model in their clubhouse. This place is not worth the money they are charging AT ALL.
The first thing that should have been a red flag for me is the office would NEVER return my calls during the application process, despite the fact they always seem happy to take a message. I must have left 50 messages. They would also not do a walk through before we signed the lease, which is something specifically stated in the lease. They said the apartment was not ready yet; but I'm pretty sure after moving in, that nothing was worked on or even checked before I moved in (with the exception of cleaning the carpet). This is a joke since they charge you big time when you leave for cleaning and repairs, and then clearly do not use that money to do said cleaning or repairs. $5.00 per blind cleaning fee when you move, and they were filthy when I moved in. Total scam artists.
The apartment was dirty when I moved in. Not just a little dirty. It looked as though the people who lived here cleaned a little bit weeks before they actually left. The carpet was cleaned, but not vacuumed afterwards, so there was a lot of hair, carpet fiber, dirt, and even some lightbulb glass waiting for me and my things. Dirty toilet seats, stove and kitchen counters were just yuck. I even found amongst the dirt on the kitchen floor--M&m's and a band aid. Seriously...' Yes. All of the blinds and the stove were absolutely covered in dust, and there is a long list of things that were obviously broken before I moved in. There was a visibly broken light switch which would not allow me to turn off the hall light until they decided to come fix it 4 days later. The thermostat was fried, and there are massive gaps in all the caulking, baseboards, and crown moulding. There is obvious water damage and brown/orange staining around all of the toilets. When I brought this up I was told it will not likely be fixed without hassling the office who would need to hassle corporate. I have lived in a lot of apartments, but even the truly horrible ones didn't show this level of carelessness for a new tenant. The word that has stuck in my mind since I moved in is "Disappointment". The apartment I had at Sundance village on Charleston and Rainbow was in better move in condition, and that place is pretty bad. The best analogy I have for this place is lipstick on a pig. A lot of pseudo fancy amenities, and a central Hendo location, but overall not a "luxury apartment" by any means. Do yourself a favor and do an extensive inspection of the unit before you even put down a holding deposit, if you even make that poor decision.
Another funny thing....they have fireplaces here. However, they do not give you the key to operate them. What a useless amenity. You have to call maintenance to ask them to come turn it on, and their response time is poor. What a bad joke this place is. Unfortunately I'm stuck here for a while. I wouldn't really care if they weren't representing this place like it was the Ritz. Total front.
One upside, there is decent parking. But, I can definitely hear my neighbors, not too much though. Saying you never heard anything in two years is an obvious lie, and likely a counter review posted by a member of management. The garages are very tight, and I can barely squeeze a compact car in without tapping one of the side mirrors. At least there is a garage, and like someone else said, there better be for what they're charging.
I'm embarassed to be paying this amount of rent for this place. Right now I'm paying 1165.00 a month after their "special deal" of $150.00 off every month for the life of your lease. I imagine this was done in a desperate attempt to hook suckers like me, since they have so many vacant units. If this place was really 1315.00, this review would be a lot more harsh. I think the apartment is worth around 850-950 a month tops. I'm already planning for the move when my lease ends. The most disappointing thing to me is that I have brought all of my concerns to the attention of the office, and they did not seem surprised at all. I have the right to my opinion, just as this complex has the right to step up and fix some of the problems here, which I doubt they will. If you want your deposit back or a decent apartment for a grand or so a month, please shop elsewhere. Seriously, look at the ratio of bad reviews to good reviews. Not just this site, look around. You will thank me.
Also, take a look at the other property they manage. Green Valley Country Club. OMG that place is such a dump. The apple never falls far.

You are absolutely right! Moreover, do yourself a favor and take photos of the damage, document the maintenance calls, and take photos when you move out. DO NOT rely on the Manager's statements. You are NOT going to get your deposit back, and they will tack on a lot of bogus fees and charge you even more. If you don't pay the theives, they will send you to a collection agency and ding your credit. The people who own this building are evil. Get your photos before you move out, and prepare for a lawsuit unless you want to forfeit your deposit and pay another $330-$400 dollars after you move out. This is what they did to me and several others.

Nice try by claiming that I posted a fake review. Very keen of you to pick up on the leasing "Lingo." I happen to be a leasing agent at an apartment complex that is not part of the Wilmark Communities; it is owned by another company. The reason why I posted a review on this website is because I was doing a Google search to find out the name of the corporation who owns this property. I stumbled across these bogus reviews and felt compelled to explain why reviews are virtually worthless.....because only people who have bad experiences complain.....and they try to make it sound like everyone will have the same experience. Riiiiiight, because only employees are capable of making abbreviations....LOL. Some kind of pain in the ass you are! I wouldnt return your calls either. Applying for an apartment is typically pretty simple. You fill out an application, pay a holding fee, prove your income AND WAIT FOR A PHONE CALL FOR YOUR APPROVAL. Why you would have to leave 50 messages during the approval process is beyond me! Sounds like you make things a lot more difficult than they really are. When I moved in here, I toured the actual apartment I moved into....and guess what....IT WAS SPOTLESS....PERFECTLY CLEAN. The reason why they did not let you tour the apartment you were going to move into is because it wasnt ready yet! Thats a big no-no in the leasing industry.....Never show an apartment that isnt ready to move into. And I bet those photos you posted were taken long after you moved in. Nice try making it look like the damage was there all along. If your apartment was seriously in that bad of shape when you moved in, they you should have gone into the office and made them clean and fix that ----. Me personally, I would have marched the leasing agent or property manager down there and been like WTF!!! As for me, my apartments at HRV have been fantastic. Also, where are you going to find a 1200 Sq Ft 2x2 with granite counter tops, gas, matching black appliances, attached garage, crown moldings, walk in closets, a 4 hinge 8ft tall front door, an intrusion alarm, fireplace, washer and dryer, tile, wooden blinds, and all of the ammenities around here for $850 per month? Guess what....ITS NOT GONNA HAPPEN. And what is the about pseudo ammenities? Do you think the computers, pool, hot tubs, work out center, recreation room, piano, and theatre room are all fake? Guess what....they exist. You said you've lived in several apartment complexes. Why all the moving around? Maybe you have been kicked out of them all and you create the bad experiences youself.

Grrrr. I don't have to explain myself, or my situation to you. It's odd how we go from reviewing an apartment complex, to making personal judgments about one another. But here we go.... You sound like the stuck up snob in the office who I won't call out. You don't even know me. Seem pretty defensive to me when I'm reviewing an apartment complex you don't even live in. Yeah yah, only bad experiences prompt bad posts and reviews. There seems to be an awful lot of them though. Whats that about? This site tracks IP addresses, so there are no double reviews. Hmmm. The pictures I took are time stamped, and will speak volumes in court. Isn't technology great? They were taken the day after I moved in. I've only been here a few weeks. What kind of slob do you take me for? That kind of filth and damage doesn't happen overnight. You think I'm running some kind of scam or something? One that requires me to pay a grand a month to live in a sub par apartment? Wow. Your one review pales on comparison to all the TRUE reviews. If it is unlikely that someone with a good experience would post a review, it is even more unlikely they would continue to monitor the site and continue their defensive posture, as you have done so professionally. My apartment should have been ready when I was signing the lease. Not to mention, I was moving in a few days later, which they were fully aware of. Was it still not ready when I moved in? No, it was not. They had a whole month. It wasn't ready because they didn't do anything. It's also dishonest to not let someone do an inspection before signing, but what do I know. I've lived in a ton of complexes and probably created this situation for myself right? Additionally, I would trade the matching black appliances, poorly done granite and crown moulding for a clean apartment. I'm simply stating what I beleive the worth of my apt. to be based on several factors not limited to the amenities they list to draw you in. Yeah the clubhouse is nice, but thats not what I'm paying for. The fireplace is a ridiculously useless amenity if I don't have the key. Duh. You seem to know alot of details about my model for someone who lived in a 1x1. lol. You are not too bright are you? Probably why you work at an apartment complex. Let me break down what you listed....1200 Sq Ft 2x2 with granite counter tops ( granite is just a gimmick to lure you in, look under the counter edges to see the poor work they did), gas (gas? isn't that standard? surprised you didn't list ceiling), matching black appliances ( 3-4 years old, fridge is loud, stove was dirty, and dishwasher doesn't work too well), attached garage (ridiculously small as stated previously), crown moldings ( I used to do molding, the worst worksmanship ever here, tons of gaps, it looks ridiculous), walk in closets (its just closets, nothing special), a 4 hinge 8ft tall front door(woopty doo), an intrusion alarm (this alarm is a joke), fireplace (you dont get the key to operate it), washer and dryer (again, standard), tile ( mostly linoleum, a few tiles by front door), wooden blinds( dirty when I moved in) I'm not trying to keep anyone from moving here. But please, be smarter than I was and don't take someones word on good faith. These people in the office are just smiling to get you in. They just need to make a buck like every other shmo out there. Do the inspection, do some research, make the decision for yourself. Do not expect much. Some more repairs are needed now, some of which I will be requesting repair on for the 2nd time. I won't include details, as management is clearly watching this site.
