I am currently a resident of the Breakers Apartments and they charge a $35 fee for YOUR rental history there. I was trying to move into the La Villa Estates (apts) and La Villa called The Breakers to verify I lived there for a year and paid my rent on time etc... The Breakers REFUSED to give them any information on me unless I paid them (The Breakers) $35!!! I refused to pay that and I still got into La Villa but be aware that everytime you move into another apartment I would have to pay the Breakers for $35 for this information. This goes for ALL OLEN owned properties!!! BE AWARE RENT ELSEWHERE!

So because Olen charges a fee for providing a service, no one should move into any Olen properties? According to your own words, you refused to pay the fee and got into La Villa anyway. Of course, you could have just kept your monthly receipts that Olen gives when rent is paid and used those receipts as proof of your rental payment history.

This is a bit appalling. The property managmeent company should provide that as a service to it's current tenants for FREE! It's just good business.

Hey CNLV,
Yeah, no one should move into any Olen Property! That's EXACTLY what I'm saying. Yes, I could or retrieved my rental receipts from the bank and that would of only took 2 weeks. And Olen doesn't tell you about this fee when you move in aaaand they also don't tell you about it when you give your notice to vacate. But they do happen to mention it when you're new apartment complex is trying to get rental verification....but you just move yourself right into an Olen property. I'm sure they will treat you right.

Olen should send out your rental history for "free" -- it's overhead included in the rent you paid. Check out my own Olen story at www.olen.com (the website name is correct).

I just ran into this same problem with this property. Unfortunately, my new potential apartment is not willing to just overlook this property and so I can't get an approval without the credit history from them. I am APPALLED that Olen Properties would think that this is good business practice. Every time I choose to move or look at a new place to live, I am expected to pay this $35 fee. I think it's a gross misuse of information. Rental receipts are not enough for new properties to rely on for rental payment history, they are interested as well in how the property was left and if there was any damage. I complained to the management company and they were very indifferent and acknowledged that they receive MANY complaints on this new practice that was implemented in November. They commented that it's their "policy" and it isn't something they will waive, for me or anyone else. I will never choose to move into another Olen Property due to the fact that it will continue to cost me every time I move. It's extortion.

the Breakers appartment will drive me to insanity before my 1 year lease is up. My upstairs neighbor stomps , paces , beats on drums........all night.......all day. It does no good to complain. They will do nothing about it. Sign a lease and your trapped.

Olen properties advertise heated pool but do not tell the potential renters that the heat only goes on Oct 31 which is at least a month and a half later than it should be based on air and wateer temperatures.Falling Waters pool as of today Nov 15 is still not heated due to a heater problem but I think it is only a way for them to save another months pool heating bill. There seems to be no sense of urgency from management either at the unit level or corporate. Too bad I cant email corporate in California. Cant find enough info to do this.We are good renters but very unhappy with Olens supposed policies.
