I have been a resident of this complex for two years and can't wait to move out. The grounds are fairly nice, but no "association rules" are enforced and the HOA is totally unsympathetic and unresponsive to complaints.

The primary problem with this community is that, for an unexplained reason, the water is shut off an average of 2 times per month. There was a stretch of 2 or 3 months this spring where the water was shut off weekly. Add to this that the water shut-off is frequently unannounced and the units become practically uninhabitable (before you say 'big deal,' try waking up on a Wednesday morning, late for a business appearance only to find you have no water...and then imagine it happening over and over).

The HOA is based out of California and is less than hands off. When you are able to reach someone(good luck) your concerns are dismissed as "there's nothing [they] can do for you." Most of the time you'll be forced to leave a voice mail that goes unreturned.

A related problem, which may be unique to our unit, is that our heat goes out every time the water is shut off. So, at least 25% of each month is without heat (yes, Vegas gets cold in the winter, especially at night). Through our two years here we've been forced to stay at friends', get hotel rooms, shower at the local gym, recover from colds/flus caused by lack of heat, miss time from work, etc.

Before you dismiss this as a rant from a disgruntled renter, you bet your *** it is. If I knew about this before renting, I wouldn't take the gamble...will you'
