I've lived here a while but moving next month (10/09). When I first moved here it wasn't so bad, but ownership has changed hands a couple of times and hence the severe downturn. There are a few positives, but mostly negatives.

Negatives:
1. Rent is high considering other comparable places in the area, 2 beds/2baths, 1000-1050/month.
2. No security. They say there's security but been over a year since I saw security personal. I had to call the police twice last Summer because a fight erupted at the pool area. I originally called security but they took 15 minutes to get there and by then the police had already been there.
3. Parties at the pool area until 3 or 4am, even on work nights.
4. The pool used to be heated during the Winter and open year around, now closed and chained up 6 months of the year.
5. The pool area has deteriorated the last couple of years, not very clean, pool chairs old and dirty.
6. Appliances and carpet are very old and outdated and staff won't replace them unless you move out.
7. Scorpions in the apartments, found 3 scorpions in the past 2 months.
8. Roaches are abundant in the yard/grass areas, not as bad as it was last year but the owners need to spray once a month but they never do.
9. Generally speaking the landscaping upkeep stinks and picnic tables, gas grills, etc.. are old, falling apart and dirty.
10. Announced a "million-dollar-renovation" last year and really all that was renovated was the clubhouse. So if you want to bum around the clubhouse all day you'll like this place!
11. People walk their dogs all time and don't clean up the poop. Dog poop all over the place. Contacted staff about it but they didn't really care much.
12. Overall the ownership is CHEAP!!! Trying to save money on repairs, new appliances, got ride of security, landscaping scaled back, and no longer keeps all the pools open the entire year

Positives
1. The staff is pleasant.
2. Dishwasher was broke and they fixed it quickly, but again they wouldn't replace it even though it's ancient.
3. Relatively safe still, but that is changing, heard someone got their car stolen a few months ago. Never had any problems with my car though. Again no security, so safety is not as good as it used to be.
4. Close to stores, main roads, and highway 95.
