Section 8 apartment Break-ins and Car vandalism - Avoid like plague
WHEN AND WHY I DEPARTED - ALSO BUILD QUALITY OF APARTMENT
I departed this terrible community 2 months ago and I feel much safer now.
MY APARTMENT WAS ROBBED with one or two kicks to the door the door frame fell off.
Weak door frames, ancient A/C units that will leak if you use them for normal periods of times during summer and NO DRAINAGE on the bath tub - easy to flood your apartment if your not careful - After departing, I heard one place had been flooded for that reason and a $10k fine sent to the tenant.
CAR SAFETY AND OTHER BREAK-INS
Two cars were smashed in to (not my cars). Metro and other people at the community confirmed 6 other apartments had been burgled within 8 weeks before mine
THE SECURITY GATE - NOT AT ALL USEFUL
Spring Mountain Gates are open until 6pm every day, inviting everyone to walk or drive straight in. NEVER A GUARD AT THE GATE. NON RESIDENT CARS will simply follow a genuine tenant in and this happened to me on many occasions - reporting them to security landed on deaf ears.
THE SECURITY GUARDS - WORK ONE AT A TIME FOR A FEW HOURS IN THE NIGHT ONLY
6pm until about 6am. They take frequent breaks and are nowhere to be seen. They are unfit and ride a bicycles around the community with no lights on - be careful not to hit them. They are easy to avoid or dodge and escape from if you wish to commit a crime on premises. They are not worth a dime.
THE EMPLOYEES
One very nasty impolite and rude Maintenance Manager named Jerry and a most two faced liar security person James made my wife and I feel bullied. The employees in the main office try to be friendly but change their tune once you move in. The manageress has no time for anyone and needs serious training in "customer Politeness and service" - They all blow hot and cold but the two aforementioned employees need firing - This is the general census of everyone living in the community and even multiple employees have said words to that effect.
INITIAL THOUGHTS AND OTHER THOUGHTS
Before moving to LA VILLA ESTATES ( not luxury - just below average ) apartments, I had heard of many pleasant stories and I am sure they were true of how this apartment community USED TO BE before they permitted Section 8 ( government funded ) people to live here and before the security was faced with the challenge of "outside strangers" observing activity in the community.
NEVADA STATE LAWS need to do something about apartment communities and tighten up on stronger laws on how places are classified in the eyes of the law. Cars can be smashed up or in to and police are NOT INTERESTED because "LA Villa Estates" is classified as "Private Property" and therefore they will do nothing to assist.
TO MAKE MATTERS WORSE WITH CAR SMASHES ON THE PREMISES, without a police report, you can not claim off the insurance and also the management have no interest other than "bad luck, try parking elsewhere"
FINAL THOUGHTS
BEFORE YOU SIGN A LEASE - meet the younger people, the section 8 people and look at the cars with dents and cracks in them, view the poops from dogs and hang around to see the wolves that live there ( the pet restriction is NOT enforced ) - perhaps up until 2007 La Villa Estates was a nice place, but one thing for certain, recession or no recession, as from late 2008 onwards, LA VILLA ESTATES IS A DANGEROUS DUMP TO LIVE IN - BE VERY VERY CAREFUL HERE.
MY FINAL RATING
I give this place NO STARS - it looks OK with cleaned grounds, but the contents of the employees, the rougher tenants and the dangers of this particular community reflects that one or more people on the inside of the community are working together or with people on the outside, to simply steal and rob from apartments. This destroys all safety factors and with cars being smashed in to or broken into, I am afraid that unless you have a bottomless pocket of money and you do not mind living in danger on a daily basis, this place will stay at NO STARS and will never be the nice place that it once was, according to much older reviews.

Theses apts have been going down hill for a while now and have gotten worse and worse.. I am glad we got when we did.2007 i had been there for 3 years and hell i got charged to replace and bathroom floor in a bathroom we never used. and thankgod i had copy of my move in sheet cause they wanted to charge me for almost everything they had marked on it.

I lived at La Villa Estates for 3 years (2006-2009)and would still live there if I did not need to live closer to Boulder City for work. The Grounds are clean and the office staff excellent. The apartment was roomy for the price. I saw some others on Hualapai (sp?)that were bigger but also 500 bucks more.
The surrounding neighborhood is nice with good homes and quiet.
You can even get the bus to the strip if you don't mind a walk to Flamingo.
Although I didn't use it much the pool was always kept up and open. I lived at Copper Hills in Henderson and it was always closed and sometimes even on major holidays.
My experience is that a place is what you make it. Some people have a bad experience because they are difficult to work with or maybe got kicked out???
By the way La Villa is not section 8 and a lot of Doctors and Scientist from the Nevada Cancer institute live there. I met two of them from China!

Oh they sure do have section 8 people in there now. I saw two police cars there by the mailboxes just this week and on Friday DURING THE DAY another apt was burglarized. There may be some professional people living there but there are also people quite a few section 8/welfare people living there. You should be very concerned about the crime and complain that the complex increase the security.
