Grounds taken care of, graffiti comparatively minimal. 3. Expect new management almost semi-annually. 4. Management adept at telling you what you want to hear and passing the buck. 5. Competent security almost non-existent. 6. Lease written with extreme usage of heavy legalese (if you are not a lawyer see # 4 above).
