Management is inept, location is horrid, grounds are filthy.

If you are desperate, you'd love the roof this place puts over your head. If you have a job, pay your bills on time, and like to be somewhat comfortable at home, this is not any kind of reward.
The office is staffed with rude, unintelligent, unmotivated, helpless people. This wouldn't be bad if they could be avoided, but they can't be.
And maintenance--AS IF.
They have more shopping cart parking than guest parking. They have broken down golf carts on blocks, they only mow the lawn once a month--at 6:00 am on workdays, and the entire property has more cockroaches than anything I've ever seen. Basically, the grounds are only kept up near the first of the month when new tennants are being courted.
Traffic in and out is terrible at peak hours. Keep this in mind if you actually have a job.
The only form of rental payment they take is money orders, because the crappy people who live there can't be trusted with checks. It might not sound like an inconvenience, but how does standing in line at Walmart or 7-11 every month sound to you' It gets old fast.
Save the grief; there are a hundred dumps to chose from in this city, don't fall in love with this one.
