Let's start with this ridiculous story of the bullsh!t that my husband and I have had to put up with with this company. First off... Mountain Springs is going to be changing it's name to Summerlin Entrada. Probably to avoid the horrible reputation and poor ratings they've gotten from this site and many others.

My husband and I first moved down to a Pinnacle Property called Wynn Palms on July 9/06. We were told in a letter that this place was going to be ready and everything set to go for that date, and we drove down with our pets in the car to find an apartment that was destroyed inside, and covered in cockroaches. We tried numerous times to get another apartment, but with Wynn Palms holding our deposit check hostage, we had no choice but to stay in hotels for a few days and then stay in a roach infested apartment until we finally harassed Pinnacle's Corporate office on Decatur/Flamingo to move us.

Amy H. (she refused to give us her last name... should be considered a warning) helped us after 5 people assisting us managed to literally disappear, getting fired or forced on maternity leave or one of them actually just vanishing. She was helpful under the guise of being friendly and concerned with our problems, and moved us out to Mountain springs. They're doing a lot painting and trying to make the outside of the property look pretty, but that's about it.

The leasing agent showed us a model apartment, which someone had been living in. Then two days later when we went to sign a lease, we were told that the apartment planned for us was not going to be ready until the next wednesday (3-4 days away from then). Amy told us to make a list of EVERYTHING that was wrong in the apartment and that the manager Tara would make sure that everything would be fixed up to PERFECT standards.

Needless to say, the day we were supposed to move in, I spoke with Tara and was told "No. You guys are expecting WAY too much. You will take the apartment as it is when we do the things for a normal turnover.". Apparently expecting them to fix hair dye stains in the bathroom, get rid of ants, and replace a damaged fridge was too much. There were several other smaller issues in the apartment, which we could live with, as we were just told to put in maintenance requests and they would be fixed promptly... Yet another lie.

Now I'll be honest, the apartment has a nice layout, and if it weren't for the ghetto trash they allow to move in and the ---- management, this place could be something really nice. But it's not, and let's explain why...

The pool was closed for 5 weeks, from July until mid-August. The management constantly lied to us claiming that the board of health had shut the pool down and the pump had needed to be replaced. I don't know about you, but I know it sure as hell does not take 5 weeks to fix a pump. We were constantly told it would be fixed in a day or two over the course of 5 weeks, only to have it conveniently open during their scheduled pool party. The hot tub btw, still does not work.

There are massive ant problems in this apartment. I live across the landing from someone who barely speaks any english and has an obnoxious little dog who is locked out on the porch in the heat and left to bark all day, disturbing my husband and myself. A few of our neighbors in our 8 cell block apartment style doorways leave garbage outside the doors to bake in the heat all day. Management does nothing about these problems, despite the fact that roaches are now coming up onto the second floor landing outside our apartment due to these filthy people. Our weatherstripping has a hole in it, and these insects could easily come into the apartment, yet another thing maintenance won't fix because the management doesn't tell them.

We were given a free month of rent here for our problems at Wynn Palms (only after we threatened to sue them for all our moving expenses and our money back). 5 days into said free month (august) we were given a pay or vacate notice. It took approximately a week to do this, as the assistant manager Candy made the leasing agent sign it even though said leasing agent told her repeatedly that it was our free month. No management is anywhere to be seen during the weekends whatsoever. (what's the point of having an assistant manager if you don't have them show up on the weekend or anything')

Our water has been shut off on 4 occasions since we moved in here with notice only being given on one of the shut-offs. They blame the city for the extended periods that it is shut off, but on the three occasions I've called the Water Department they tell me that the management here has not put in an order to have the water turned back on. Each of these four times we were left without water for SEVERAL HOURS in the middle of the heatwave in July/August, and the manager Tara becomes incredibly rude when asked about it and claims she does not have to inform anyone that the water is being turned off. I don't know about anyone reading this, but I consider this poor customer service and borderline illegal.

Maintenance has some guys living on the property. Management tells them nothing about repairs most of the time and then the poor maintenance staff ends up getting screamed at regularly by angry residents.

Security does not come around when called, and the Las Vegas Metro Police have stated that they don't have a way to get into the property without an access code given to them. My husband was threatened and harassed by someone living across from us because we wouldn't let his drunk girlfriend onto the property without a gate code. (she demanded to come in using ours and parked her car in front of the gate refusing to let anyone in until they let her in). When we complained to Amy and the management about this, Amy, the investment manager told us "Courtesy Patrol is NOT around there for YOU. They are around there for the owners."

The problem with the above statement is that Mountain Springs/Summerlin Entrada/Pinnacle realty advertises courtesy patrol/security patrol as an amenity when we moved into the property. We were lied to outright.

Our dishwasher does not work nor has it ever. We have shelves that are not nailed down and have rusty nails sticking out of them. Our stove burner broke in the on/high position and a maintenance person was not informed for TWO DAYS. If I had not found a set of pliers, the apartment would have burned down and we would have lost all of our stuff. Management did not care in the slightest and had to actually be demanded to promise to send someone out to look at it on the second day. When the maintenance guy came 6 hours after said promise, he told us he had not been informed until about 3 minutes before and had run over thinking the stove was still on.

People regularly do not clean up after their dogs. Our neighbors have nasty note writing wars on each others' cars because they fight over parking spaces, and this place is filled with ghetto trash living here. The manager above Amy H. at corporate finally let us break our lease for the end of October (this month) after legal threats. One of the leasing agents then told us that the manager; Tara, was b!tching about our personal business to other staff and residents, claiming "I can't believe she let them break their lease and isn't billing them 815 dollars!"

We weren't told about a water/sewer/trash charge until after we had signed the lease either. In fact we were told it was included in the rent at first.

The painters are incredibly noisy, (not with the painting, but with their constantly hollering at each other from balcony to balcony and constantly whistling) and also like to peep in the windows and doors of the residents instead of doing their work.

We were all given nasty notices on our door about 3 weeks ago claiming that in 8-10 days they would be painting doors of the apartments, and DEMANDING that we MUST be home for either Friday, Saturday or Sunday for them to leave the door open all day for it to dry. (note: people who have pets would have to worry about them getting sick due to the heat). Many people rearranged their schedule under threat that if they did not pick a day, management would be picking one for them, like it or not. The day before painting was supposed to begin, late at night, a notice was stuck on all of our doors saying they would not be painting and would inform us of when they would.

If you are seriously looking for an apartment, avoid this place at all costs. It's not worth 815 dollars a month for a one bedroom. They don't even do the maintenance requests of staff members from other Pinnacle Properties in a timely manner. The assistant manager from Wynn Palms lives here and the poor girl has had a maintenance request in for three months and nothing has been done about it. Amy apparently thinks that should make my husband and myself happy.

AVOID PINNACLE REALTY AT ALL COSTS. IT WILL BE THE WORST MISTAKE YOU'LL EVER MAKE MOVING ONTO ANY OF THEIR PROPERTIES.

It is almost impossible to ever get a hold of anyone at the corporate office other than the rude secretary Irma. Linda Hidalgo also likes to put your calls on speaker phone without obtaining permission, so if you ever speak to anyone there, be careful of what you say on the phone as your information and privacy are not valued in the slightest there.

Thank you for reading all of this. We're finally getting out of this hell hole at the end of the month and I can honestly say that it's the best move we'll ever make. We found a nice place away from this ghetto dump and we're not going to ever look back. I would not recommend Pinnacle Realty or Mountain Springs to my worst enemy.

It doesnt sound like they improved anything since your posting. All the above continues with the nasty office people and the imaginary security/maintenance. My husband just repairs what is wrong in our apartment and we buy our own sprays and spreads to control the roach and ant infestation. And of course there are crickets everywhere. There is now a cable issue where they are forcing the tenants to use the cable provider they signed contracts with. For those of us who signed contracts with other providers we have to pay our way out of those contracts and get rid of the dishes we obtained so we could have tv reception over the past six months while they didnt have any available for they lost their initial contract with another cable provider. You are correct about the nefarious and creepy people present in the complex. They leave car notes everywhere and parking spots are fought over routinely when the office is asked to assign parking spots accordingly to where they live we are told they cannot do that consequently some people have parking spots three buildings away from their apartment. Does that make sense?

I live at another Pinnacle disaster area,Playa Vista, 3700 E. Bonanza Rd. It is Spanish Harlem here. Almost nonexistent maintenance. Heater/AC unit has NEVER worked right.Had to buy my own. Pool was so bad with little unsupervised children using it as a toilet. Never cleaned up to the point I reported it to the health district, who shut it down. Garbage scattered all over the place. Someone tried to break in to my car, reported it to office & Metro. Not helpful at all. All you hear around here is VERY loud Mexican music all the time. This place showed pictures of the front which looks good, but just go past the nonworking gates, it's a filthy ghetto Plenty of staff changes, Only one real maintaince man who really cares, the rest just think they know what they are doing. I won't renew my lease here for ANY reason! Please check who the management company is before moving. If it is Pinnacle, KEEP LOOKING elsewhere. Some requested repairs have never been done in almost the year I've been here. If you like garbage, roaches, loud rude people, unkept repair requests, lots of Metro visits, this is the place for you...You have been warned! PS This is not racist, just my observations as I have Hispanic friends, and most are wonderful folks. It's the quality of those who aren't. This place is Section 8 approved! And it shows!
